Whitefield or North Bengaluru: which suits your flat purchase?

Direct answer: Choose by where you work and when you need to move in. Whitefield has the Purple Line running and a large job base today. North Bengaluru is closer to the airport, with the Blue Line's airport stretch reported for September 2027 and suburban rail later. If you need a working metro now, Whitefield leads; if you can wait, compare prices.

Verify with your CA: GST on an under-construction flat in either area, and home loan deductions under the tax regime you file in.

Verify with your lawyer: civic status and khata, the Encumbrance Certificate and the RERA registration of each shortlisted project.

This question usually comes from buyers who work in one zone and are tempted by prices or space in the other. The comparison below uses public reports and records, so you can redo it for your own office and budget.

How do the commutes compare?

Start with your workplace. A flat that saves ₹10 lakh but adds 90 minutes a day can cost more than it saves.

  • Whitefield: the Purple Line runs from Whitefield (Kadugodi) to Challaghatta, with full operations from 9 October 2023. Offices in Whitefield and ITPL are close; MG Road and the CBD are on the same line.
  • North Bengaluru (Hebbal, Thanisandra, Yelahanka and beyond): the airport road and the tech parks along it are close. The Blue Line's Hebbal to airport stretch is reported for September 2027, as per a 2026 report in The Hindu.

If you work on the Outer Ring Road between Marathahalli and Silk Board, Whitefield is nearer today, and the Blue Line's Silk Board to KR Puram stretch, reported for mid-2027, would help further.

What about schools, hospitals and daily needs?

Both zones have established schools and hospitals in their older parts, and fewer in the newer pockets further out. Measure the drive from your shortlisted gate to:

  • the school you would choose, at the morning bell time;
  • a hospital with emergency care;
  • daily shopping.

Our school commute check shows how to time this.

How do water and civic status compare?

Neither zone has one answer. Older, central parts are more likely to be in the Greater Bengaluru Authority area with piped water. Newer parts of both, such as beyond Varthur in the east or beyond Yelahanka towards Devanahalli in the north, can be in panchayat limits and depend on borewells or tankers.

  • Check the khata on e-Aasthi (GBA) or e-Swathu (panchayat). See GBA or panchayat.
  • Ask residents about summer water costs.
  • Check flood history. Our flood risk check covers low-lying streets in East Bengaluru.

How do costs compare?

Prices change by project and street, so compare your two actual shortlisted flats, not area averages.

Worked example (illustrative prices). Flat A in Whitefield, ready, ₹1.05 crore. Flat B in North Bengaluru, under construction, ₹90 lakh.

  • Stamp duty and registration at 7.6% (5% duty plus cess and surcharge, and the 2% registration charge from 31 August 2025): ₹7.98 lakh for A, ₹6.84 lakh for B.
  • GST: none on A if the whole price is paid after the completion certificate; 5% on B if it is not affordable housing, which is ₹4.5 lakh.
  • Rent while you wait for B: your current rent multiplied by the months until possession.

The gap of ₹15 lakh on price shrinks once GST and rent are added. Do this with your own numbers. Our page on hidden costs lists other items.

Where does South Bengaluru fit?

If neither zone suits your office, South Bengaluru is the third option. Electronic City has had the Yellow Line since August 2025. The Pink Line's elevated section, Kalena Agrahara to Tavarekere, received safety clearance on 28 October 2026, with the opening date still to be confirmed. See Electronic City with an ORR office.

What should you check on the specific projects?

What should you check on a site visit in each area?

In Whitefield:

  • Walk from the gate to the nearest Purple Line station and time it.
  • Drive the route to your office at peak hours on a weekday.
  • Ask residents of nearby buildings about water supply in summer.
  • Check whether the road to the gate is finished and has drains.

In North Bengaluru:

  • Drive to the airport and to your office at peak hours.
  • Note which shops, schools and clinics are already open, not planned.
  • Ask whether the area is under GBA or a panchayat, and check the khata type.
  • Ask the promoter where water will come from at handover.

What mistakes do buyers make when comparing the two?

  • Comparing base prices only. Compare the all-in cost, including GST for an under-construction flat, stamp duty and registration, parking and deposits.
  • Counting future links as present. Whitefield's metro is running; most of North Bengaluru's new rail links are reported for 2027 to 2030.
  • Ignoring the move-in date. A ready flat in one area and a 2028 completion in the other mean very different rent and loan costs in between.
  • Not checking resale demand. Ask local agents how quickly resale flats in each building sell.

Checklist for deciding between the two

  • Time the weekday commute from each gate to your office.
  • List which metro lines you can use today from each.
  • Confirm GBA or panchayat status for each property.
  • Ask residents about water.
  • Compare all-in cost, including GST and rent while you wait.
  • Check RERA and OC status.
  • Decide how long you will live there; a longer stay can justify waiting for future links.

Frequently asked questions

Frequently asked questions

Is Whitefield more expensive than North Bengaluru?

It depends on the project and street. Compare your shortlisted flats on all-in cost, including stamp duty, GST and rent while you wait, rather than area averages.

Does North Bengaluru have a metro now?

Parts of the city side do, but the Blue Line's Hebbal to airport stretch is reported for September 2027 and the full line for March 2028. Check the BMRCL map for your gate.

Which is better for rental income?

Rental demand follows jobs. Whitefield has a large office base today; North Bengaluru has the airport and its tech parks. Ask local agents for current rents for your flat size.

Should I worry about flooding in Whitefield?

Some low-lying streets in East Bengaluru flood in heavy rain. Check the street after a storm, ask the association, and read our flood risk check before you buy.

Which area has better resale demand?

It depends on the building and its location within each area. Ask local agents how quickly resale flats in your shortlisted buildings sell, and check registered values.

Can I wait for the Blue Line before deciding?

Yes, if you can rent in the meantime. The airport stretch is reported for September 2027. Compare the rent you would pay with any price change.
