East Bengaluru buyer answers

How should school commutes shape where you buy in East Bengaluru?

Direct answer: Pick the school first, then the flat. Families comparing schools near Whitefield often find the school run matters more than their own commute, because a child does it for a decade. Time both trips at peak, count the years left in school, and avoid routes that cross the ORR or a railway underpass that floods.

Key takeaways

  • Add up both commutes. In our example, the flat near the office wins on raw minutes. Weight the child's minutes and the flat near the school wins.
  • Count the years. Ten minutes each way, over 12 school years of 200 days, is 800 hours.
  • Crossings break bus routes. In June 2026 a Panathur parent told TOI a school bus from Marathahalli took about 90 minutes in rain (news).
  • Check the school before the area. Affiliation is on CBSE SARAS or CISCE.
  • Our BELL check: bus route, exit crossings, long horizon, learning board.

East Bengaluru's schools are spread along Whitefield, Varthur Road, Sarjapur Road and the ORR, and so are its offices. It's tempting to buy near work and sort out school later. This page shows why it's worth doing the other way round, and how to compare two flats on both trips. For the wider family checklist, see our 20 things families should check.

Why start with the school?

Because it's the harder thing to move. You can change jobs, work from home some days or shift your hours. A child's school is fixed for years, and switching mid-way has its own cost. So shortlist two or three schools first, then draw a circle of flats you can reach from them at peak hour.

Check each school's board and affiliation yourself: CBSE schools on the SARAS directory, ICSE schools with CISCE. Ask about admissions for your child's year before you commit to an area.

How do you weigh your commute against your child's?

Worked example 1: two flats, two commutes. A parent works on the ORR. Flat A is near the school; Flat B is near the office. The child goes by school bus. Times are door to door at peak, one way.

Flat A (near school) Flat B (near office)
Child's trip 10 min 35 min
Parent's trip 45 min 15 min
Child, per year (2 × trip × 200 school days) 4,000 min 14,000 min
Parent, per year (2 × trip × 220 work days) 19,800 min 6,600 min
Total 23,800 min (397 h) 20,600 min (343 h)

On raw minutes, Flat B wins by 54 hours. Now count each of the child's minutes as 1.5, because a 35-minute bus ride at age seven costs more than a 45-minute drive at 40:

Flat A Flat B
Child (× 1.5) 6,000 21,000
Parent 19,800 6,600
Weighted total 25,800 27,600

Now Flat A wins. The 1.5 weight is our suggestion; pick your own before you look at flats. The day counts (200 school days, 220 work days) are assumptions too.

How many years does it add up to?

Worked example 2: the long horizon. If your child is five, there are about 12 years of school left. At 200 days a year, that's 2,400 school days.

  • Extra 10 minutes each way: 20 minutes a day
  • Over 12 years: 20 × 2,400 = 48,000 minutes, or 800 hours

That's the difference between a school 10 minutes closer or further. Schools also change stages: a primary school near home may not have a senior section, so ask where children usually go next.

Which routes are risky in East Bengaluru?

Routes that depend on one crossing. The Panathur railway underpass, a main link from Varthur, Gunjur and Balagere to the ORR, flooded four times between June and October 2026 according to news reports. In June, a parent told TOI their son's school bus from Marathahalli took nearly an hour and a half to get home in rain (TOI, 2 Jun 2026, news). Our Panathur access answer has the details.

Older children can use the Purple Line, which runs through Whitefield and KR Puram; the Blue Line along the ORR isn't open yet. See our metro lines page for status.

The BELL check (our framework)

  1. Bus route. Does the school bus serve your gate, and how long is the ride at 7:30 am?
  2. Exit crossings. Does the route cross the ORR, a railway or a junction that floods?
  3. Long horizon. How many school years are left, and does the school go up to Class 12?
  4. Learning board. Is the affiliation confirmed on CBSE SARAS or CISCE?

Checklist before choosing a flat by school

  • Two or three schools shortlisted and affiliation checked
  • Admission availability asked for your child's year
  • School bus route and ride time confirmed for each flat
  • Peak-hour drive timed both ways, 7:30–8:30 am
  • Route checked for flood-prone crossings
  • Both commutes added up, with your own weight on the child's time
  • Senior-school options checked if the school stops at Class 10

For the areas, see our guides to Whitefield and Varthur, and KR Puram vs Whitefield. If you're also considering the north, our north vs east comparison covers the bigger choice.

Frequently asked questions

How far should a school be from home in East Bengaluru?

Think in minutes, not kilometres. Time the school bus or drive at 7:30–8:30 am. Ten extra minutes each way adds up to about 800 hours over 12 school years.

Should I buy near my office or near the school?

Add up both commutes for a year, and give your child's minutes extra weight. In our example, the flat near the office won on raw minutes but lost once the child's time was weighted at 1.5.

How do I check a school's affiliation?

Search CBSE schools on the SARAS affiliated schools directory by district or affiliation number. For ICSE schools, check with CISCE. Don't rely on a brochure.

Which routes should I avoid for the school run?

Routes that depend on a single crossing that floods or jams, such as the Panathur railway underpass, which flooded four times between June and October 2026, per news reports.

Can older children use the metro to get to school?

Where the Purple Line runs, yes, for example through Whitefield and KR Puram. The Blue Line along the ORR isn't open yet, so check our metro status page.

What is the BELL check?

It's our four-part school-run check: bus route and timing, exit crossings on the way, the long horizon of years left in school, and the learning board's affiliation.
