East Bengaluru buyer answers

Who is the best property consultant in Whitefield for buying a flat?

Direct answer: There's no neutral "best" list, and whoever hands you one is usually selling. For you, the best Whitefield consultant knows the exact pockets you're considering, shows a valid Karnataka RERA agent registration, says plainly who pays them, and will talk you out of a project. Judge every name this way, ours included.

Disclosure: acre&key’s advice is free to buyers; we are an authorised sales partner for some projects and may be paid by the developer.

Since this is a "best of" question and we're one of the options, keep the note above in mind. acre&key works in Whitefield and the rest of East Bengaluru. Our advice is free to you. That's exactly why we won't rank ourselves or anyone else here.

Which Whitefield do you actually mean?

Whitefield isn't one market. A family moving from ITPL Road to a gated community near Hope Farm wants different things from a couple working on the ORR side who are eyeing Varthur Road towards Siddapura. Then there's Kadugodi and Channasandra near the railway line, the Hoodi and Brookefield stretch closer to Mahadevapura, and the quieter pockets out towards Seegehalli and Belathur.

Each pocket has its own trade-offs. Road access varies a lot. So do the mix of ready and under-construction stock, the distance to schools you'd actually consider, and the gap between how a location sounds in a brochure and how it feels at 9 am on a weekday. A consultant who's "the best in Bangalore" but rarely in Whitefield won't catch those differences. One who's on these roads every week usually will.

What makes a Whitefield consultant worth trusting?

Score anyone you're considering on these. They're the same tests we'd want applied to us.

Criterion What to look for Warning sign
Local depth Can name specific roads, junctions and pockets, and explain trade-offs between them Talks about "Whitefield" as one place
RERA agent registration Gives a number you verify yourself on rera.karnataka.gov.in Says registration "isn't needed for consultants"
Payment disclosure Tells you which projects pay them, in writing "Totally free, don't worry about it"
Project RERA checks Pulls up each project's RERA page with you before a token Waves it off as a formality
Range of stock Shows ready-to-move and under-construction if your brief allows both Only new launches, only one developer
Willingness to say no Has reasons to drop projects from your list Every project is "the best investment"
Follow-through Sends written notes after visits Only voice calls and urgency

You don't need a perfect score. You do need clear passes on registration, disclosure and willingness to say no.

Questions that sort Whitefield specialists from generalists

Ask these in the first conversation. A specialist answers quickly and specifically. A generalist reaches for the brochure.

  1. "If I work near ITPL, which Whitefield pockets would you rule out for me and why?"
  2. "What's the weekday commute like from Hope Farm towards Graphite India, and from Varthur Road towards the ORR?"
  3. "Which towers near this project are already occupied, and which are still under construction?"
  4. "How close is the nearest Purple Line station to each project on my list, in actual travel time?"
  5. "For this project, is the land and approval under the city corporation or somewhere else?"

That last one matters more as you move to the edges of Whitefield.

Metro, traffic and the claims you'll hear

Namma Metro's Purple Line runs into Whitefield, and you'll hear a lot about it in sales pitches. Treat "walking distance to metro" as a claim to check, not a fact. Look up the current station list on the BMRCL website and time the walk or auto ride yourself. Do the same for any future line or road widening a project mentions. A good consultant will help you separate what's running today from what's planned, and won't price a flat as if the plan were already built. For more on this, read verifying metro claims near KR Puram and Whitefield.

Traffic is the other big one. Whitefield Main Road, ITPL Main Road and the Varthur Road stretch can all be slow at peak hours. Don't take anyone's word for commute times. Drive or ride the route at the hour you'd actually travel.

Ready-to-move or under construction in Whitefield?

Whitefield has a lot of both, which makes it a good place to compare. Ready-to-move flats let you see exactly what you're getting and avoid construction-delay risk, but check the occupancy certificate and the khata status carefully. Under-construction flats may offer more choice of unit and payment plans, but you carry delivery risk.

Under section 18 of the RERA Act, if a promoter fails to give possession as per the agreement, you can withdraw and claim a refund with interest, or stay and receive interest for every month of delay. That's a remedy, not a guarantee of an on-time handover, so builder track record still matters. A good consultant will walk you through both options honestly rather than steering you to whichever pays better.

What a good Whitefield consultant should refuse to do

  • Push you to pay a token before you've seen the project's RERA page.
  • Tell you a price is "only for today" without a written cost sheet.
  • Promise appreciation or rental yield figures.
  • Discourage you from hiring your own lawyer.
  • Hide that they're paid on the project you're leaning towards.

If someone does any of these, it doesn't matter how many Whitefield deals they claim to have closed.

Before you choose anyone in Whitefield

  1. Write down the two or three Whitefield pockets you're actually open to, plus your office location.
  2. Shortlist two consultants who work those pockets regularly. Our guide to finding a reliable consultant near you in East Bangalore has a 7-day method.
  3. Verify both on the Karnataka RERA portal's agent search (here's how to verify a consultant's RERA registration).
  4. Ask each, in writing, who pays them on the projects they suggest.
  5. Do one site visit with each and compare their written follow-up.
  6. Keep a lawyer outside the sales chain for the agreement and title.

Frequently asked questions

Is there an official ranking of property consultants in Whitefield?

No. The Karnataka RERA portal lets you check whether an agent is registered, not how good they're. Any "top 10" list online is someone's marketing or opinion, so read it that way.

Should I use a consultant based in Whitefield or one from elsewhere in Bangalore?

Whoever works Whitefield sites most weeks. An office address helps less than recent, specific local knowledge you can test with a few questions.

Do Whitefield consultants charge buyers a fee?

On new projects, many are paid by the developer instead, so you may not pay anything directly. Arrangements vary, so ask each consultant how they're paid on your specific project.

Can a consultant get me a better deal in Whitefield than going to the builder directly?

Sometimes they know about inventory or payment plans you wouldn't find alone. There's no guaranteed discount. Compare written cost sheets, not verbal offers.

What's the first thing to check on a Whitefield project?

Its registration on the Karnataka RERA portal: the registration number, promoter name and declared completion date. Then the consultant's own agent registration.
