Is Yelahanka a good place to buy a home, and what should you check?

Direct answer: Yelahanka suits buyers who work in North Bengaluru or travel to the airport often. It is a weaker fit if your office is in East or South Bengaluru, because the metro and suburban rail links are still years away. Check civic status, water source, and the project's RERA record before you pay a token.

Verify with your CA: home loan tax benefits under your tax regime, and capital gains if you are selling another property to fund this one.

Verify with your lawyer: the khata (GBA e-khata or panchayat record), the RTC for any land-based project, the Encumbrance Certificate and the approved plan.

Yelahanka sits on the Bellary Road side of North Bengaluru, between Hebbal and the Kempegowda International Airport. Buyers are drawn by space and by the airport road. The questions below help you decide whether it fits your routine, and what to check on a specific flat or plot.

Who is Yelahanka a good fit for?

Location value depends on where you spend your weekdays. Yelahanka tends to work for:

  • People who work along the airport road, in Hebbal, or in the tech parks in North Bengaluru.
  • Families who fly often or have members working at the airport.
  • Buyers who want a larger flat or a plotted home for the same budget and can accept a longer trip to the city centre.

It tends to be harder for people whose office is in Whitefield, Electronic City or on the Outer Ring Road in the south-east. That commute crosses some of the city's busiest junctions, and the rail options that would ease it are not running yet.

What is the transit picture for Yelahanka right now?

Separate what operates today from what has been reported for later.

Metro. The Blue Line's Hebbal to airport stretch is reported for September 2027, and the full Blue Line for March 2028, as per a 2026 report in The Hindu. Earlier targets have already moved, so treat these as reported dates. Check the BMRCL site for station locations and measure the distance from your shortlisted gate.

Suburban rail. The Bengaluru Suburban Rail Project's deadline moved from October 2026 to March 2030, as reported by The Hindu on 21 January 2026. Corridor-1 (city to Yelahanka and Devanahalli) is now set for March 2030, and Corridor-4 (Heelalige to Rajanukunte, via the Yelahanka area) for June 2029.

Ring road. The Hindu reported on 24 July 2026 that the Dobbaspet to Doddaballapur and Doddaballapur to Hoskote stretches of the Satellite Town Ring Road were complete. That road runs well outside Yelahanka, so it matters more for logistics than for a daily office trip.

So the honest summary is: road access today, rail later. Buy only if the flat works for you on today's roads.

What should you check on a Yelahanka flat or plot?

Civic status. Parts of the wider Yelahanka area are inside the Greater Bengaluru Authority (GBA) and parts fall under gram panchayats or the planning area of the Bangalore Metropolitan Region Development Authority. Search the property on e-Aasthi (GBA) or e-Swathu (panchayat). Our page on GBA or panchayat explains why this changes your khata, tax and loan options.

RERA registration. Any project with more than 500 square metres of land or more than eight apartments must be registered under section 3 of the RERA Act before it is marketed. Search the project on Karnataka RERA and read the latest quarterly update. See how to check a project on Karnataka RERA.

Land records. For a plot, or a project on converted land, open the RTC on Bhoomi and match the owner and survey number with the sale documents. See how to check an RTC.

Encumbrance. Download the Encumbrance Certificate from Kaveri Online for at least 30 years. See EC steps.

Water. Ask whether the building has municipal supply, a borewell or tanker water, and what residents pay in summer. Read our STP and borewell checks.

Occupancy Certificate. For a ready flat, ask for the OC. Without it, the building's legal status and services can be in doubt. See why OC and CC matter.

How much will the purchase cost beyond the price?

Worked example (illustrative price). For a ready flat at ₹80 lakh with an OC, paid in full after completion:

  • Stamp duty at 5%, plus the 10% cess and 2% surcharge on the duty, and the 2% registration charge in force from 31 August 2025: 7.6% in total, which is ₹6.08 lakh.
  • No GST, since the whole price is paid after the completion certificate.

For the same price in an under-construction project that is not affordable housing, add 5% GST (₹4 lakh) as per the GST Council's 2019 decision. Read GST on a flat purchase for the rules.

How does Yelahanka compare with East and South Bengaluru?

East Bengaluru has the Purple Line running end to end since 9 October 2023, and a dense job market in Whitefield and along the Outer Ring Road. Flats near a working station usually cost more for that reason.

South Bengaluru gained the Yellow Line to Electronic City in August 2025. The Pink Line's elevated section received safety clearance on 28 October 2026, with an opening date still to be confirmed.

North Bengaluru, including Yelahanka, carries more of its value in future links. That can work in your favour if you buy at a fair price and hold, but it also means waiting. Our page on Hebbal and the airport road covers the nearby corridor.

Checklist before a token in Yelahanka

  • Drive to work on a weekday at 9 AM and 6 PM.
  • Confirm GBA or panchayat status for the exact property.
  • Find the project on Karnataka RERA and read the latest quarterly update.
  • Get the RTC (for land) and a 30-year Encumbrance Certificate.
  • Ask residents about water supply and summer tanker costs.
  • Ask for the OC on a ready flat.
  • Add 7.6% for stamp duty and registration, and GST if under construction.
  • Keep the token small and in writing. Section 13 caps the advance at 10% before a registered agreement for sale.

Frequently asked questions

Frequently asked questions

Will the metro reach Yelahanka soon?

The Blue Line's Hebbal to airport stretch is reported for September 2027. Station distance from Yelahanka varies by locality, so check the BMRCL map for your gate and plan on road access until then.

When will suburban rail serve Yelahanka?

As per a January 2026 report in The Hindu, Corridor-4 via the Yelahanka area is set for June 2029 and Corridor-1 to Devanahalli for March 2030. Both dates have moved before.

Is a panchayat khata in Yelahanka a problem?

It is not illegal, but it can limit bank loans and resale. Check whether the property has an e-Swathu record and an approved layout, and ask your lawyer before paying.

Is Yelahanka a good choice for renting out?

Demand depends on nearby employers and the airport. Ask two or three local rental agents for current rents for your flat size, and compare that with your EMI before you buy.

How much is the token amount?

There is no fixed amount, but section 13 of the RERA Act bars a promoter from taking more than 10% of the cost before a registered agreement for sale.
