Which Bengaluru infrastructure projects matter for homebuyers up to 2027?

Direct answer: As of 29 October 2026, the projects that matter most are the Pink Line's elevated section (cleared for safety, opening date not confirmed), the Blue Line (Silk Board to KR Puram from mid-2027, airport stretch September 2027), suburban rail (deadline March 2030) and the Satellite Town Ring Road. Buy on what runs now; treat the rest as reported dates.

Verify with your CA: if you are buying to sell after a project opens, how long-term or short-term capital gains will apply to your holding period.

Verify with your lawyer: the RERA registration, approvals and title of any project marketed on the strength of a future line or road.

Almost every brochure in Bengaluru lists a metro station or a ring road "nearby". This page sets out the status of each major project as reported on the dates shown, so you can check a claim against the record. We will update it as dates change; the date at the top shows when it was last checked.

What is running today?

  • Purple Line: Whitefield (Kadugodi) to Challaghatta, 43.49 km, full operations from 9 October 2023 (The Hindu).
  • Green Line: runs north-west to south, with its southern end on Kanakapura Road.
  • Yellow Line: RV Road to Bommasandra, 19.15 km with 16 stations, serving Electronic City. The Hindu reported its inauguration on 10 August 2025, with public service from the next day, taking the network to about 96 km. It connects with the Green Line at RV Road and is planned to meet the Pink Line at Jayadeva and the Blue Line at Central Silk Board.

Which metro sections are close to opening?

Pink Line, elevated section. Kalena Agrahara to Tavarekere, 7.5 km, six stations: Kalena Agrahara, Hulimavu, IIM-B, JP Nagar 4th Phase, Jayadeva Hospital and Tavarekere. The Commissioner of Metro Rail Safety cleared it on 28 October 2026. The Hindu reported the Chief Minister as saying it was likely to open on 15 November, which would take the network to 103.60 km. The date was not confirmed when we checked. The underground section of the Pink Line, from Dairy Circle to Nagawara, is still pending.

For buyers, this section matters most along Bannerghatta Road, Hulimavu and JP Nagar in South Bengaluru.

What is due in 2027 and 2028?

Blue Line (ORR and airport line). The Hindu reported in 2026 that the line will open in phases: Central Silk Board to KR Puram (19.75 km) from mid-2027, Hebbal to the airport in September 2027, and the full stretch by March 2028. The Hindu also reported trials around the end of October 2026.

For East Bengaluru, the Silk Board to KR Puram stretch runs along the Outer Ring Road past Bellandur, Marathahalli and Mahadevapura. For North Bengaluru, the airport stretch serves Hebbal and the airport road corridor. See our pages on Marathahalli and Bellandur and Hebbal and the airport road.

What about suburban rail?

On 21 January 2026, The Hindu reported that the Bengaluru Suburban Rail Project's deadline had moved from October 2026 to March 2030. The corridor-wise targets in that report:

  • Corridor-2 (Chikkabanavara to Yeshwantpur to Bennigenahalli): December 2028.
  • Corridor-4 (Heelalige to Bennigenahalli to Rajanukunte): June 2029.
  • Corridor-1 (city to Yelahanka and Devanahalli) and Corridor-3 (Kengeri to Cantonment): March 2030.

None of these will open by 2027. If a project's marketing relies on suburban rail, treat it as a benefit for the 2030s.

What is the status of the Satellite Town Ring Road?

The Hindu reported on 24 July 2026 that the 288 km Satellite Town Ring Road (243 km in Karnataka and 45 km in Tamil Nadu, about ₹14,655 crore) had four of six packages finished. Dobbaspet to Doddaballapur (42 km) and Doddaballapur to Hoskote (38 km) were complete. The remaining 21 km stretch near the Karnataka border was targeted for November 2026, and the Tamil Nadu stretch for September 2026.

This road runs far outside the city. It helps freight and towns such as Hoskote, Doddaballapur and Dobbaspet more than daily commutes to central offices.

How should you use these dates when you buy?

Treat each project in one of three ways.

  1. Running: value it fully. Measure the walk from the project gate to the station.

2. Cleared or under trial: value it partly. Opening can still take weeks or months.

3. Under construction with a reported date: value it as a later benefit. Ask whether you would still buy if it opened two years late.

Worked example. A project in Mahadevapura is pitched on "Blue Line access". The Hindu's 2026 report gives mid-2027 for the Silk Board to KR Puram stretch. If you plan to move in by early 2027, you will commute by road for at least the first months. Price the flat on that basis, not on a metro you cannot ride yet.

How do the zones compare on infrastructure?

East Bengaluru: Purple Line running; Blue Line ORR stretch reported for mid-2027. Local roads in Varthur and Gunjur are still being built.

North Bengaluru: Blue Line airport stretch reported for September 2027; suburban rail later in the decade; ring road stretches complete in the outer belt.

South Bengaluru: Yellow Line running; Pink Line elevated section cleared; Green Line on Kanakapura Road.

What questions should you ask a seller who cites a project?

  • Which line or road, and which station or exit, is nearest to the gate?
  • What date does the latest official or news source give, and when was it published?
  • Is the price the same as similar flats away from the line?

Checklist when a project cites a future line or road

  • Find the line on the BMRCL site and the nearest station.
  • Look up the latest reported date, and note the source and date of the report.
  • Measure the real walking or driving distance from the gate.
  • Decide if the flat works on today's roads.
  • Check the project on Karnataka RERA for its own completion date.

Frequently asked questions

Frequently asked questions

When will the Pink Line open?

The elevated section from Kalena Agrahara to Tavarekere received safety clearance on 28 October 2026. The Hindu reported a likely 15 November opening, but this was not confirmed when we checked. The underground section is still pending.

When will the Blue Line reach KR Puram and the airport?

As per a 2026 report in The Hindu, Silk Board to KR Puram is expected from mid-2027, Hebbal to the airport in September 2027, and the full line by March 2028.

Will suburban rail open before 2028?

Unlikely. The Hindu reported in January 2026 that the first corridor target is December 2028 and the overall deadline is March 2030.

Does the Yellow Line help Electronic City buyers?

Yes. It has run from RV Road to Bommasandra via Electronic City since August 2025, with a planned interchange with the Blue Line at Central Silk Board.

Should I pay more for a flat near a future station?

Pay for what you can use now, and treat the future station as a bonus. Delays on the Blue Line and suburban rail show how often dates move.

Where can I check the latest status?

BMRCL's website for metro lines, K-RIDE for suburban rail, and dated news reports. Note the date of each report, since targets move.
