Should you buy in Electronic City if your office is on the Outer Ring Road?

Direct answer: It can work if your office is on the Outer Ring Road near Silk Board or HSR. Today you can take the Yellow Line to Central Silk Board and continue by road. The Blue Line from Silk Board to KR Puram along the ORR is reported for mid-2027, which would make the full trip possible by metro.

Verify with your CA: GST on an under-construction flat, and home loan deductions under the tax regime you file in.

Verify with your lawyer: the RERA registration, approvals, khata and Encumbrance Certificate of any project you shortlist.

Electronic City is in South Bengaluru, along Hosur Road. Many buyers here work on the Outer Ring Road, from Silk Board through Bellandur and Marathahalli towards KR Puram. The commute is the deciding factor, so this page starts there.

What are the commute options today?

  • Yellow Line: RV Road to Bommasandra, 19.15 km with 16 stations, through Electronic City and Central Silk Board. The Hindu reported its inauguration on 10 August 2025 and public service from the next day.
  • Road: Hosur Road to Silk Board, then the Outer Ring Road. Time it at 9 AM and 6 PM on a weekday.
  • Combination: Yellow Line to Silk Board, then a cab or bus along the ORR.

If your office is near Silk Board or HSR, the Yellow Line alone may cover most of the trip. If it is in Bellandur, Marathahalli or beyond, the road leg after Silk Board is the long part.

What changes when the Blue Line opens?

The Hindu reported in 2026 that the Blue Line's Central Silk Board to KR Puram stretch (19.75 km) along the ORR is expected from mid-2027, with the airport stretch in September 2027 and the full line by March 2028. The Yellow Line is planned to interchange with the Blue Line at Central Silk Board.

Once that stretch runs, a trip from Electronic City to an ORR office could be metro all the way, with one change. Until then, plan on the road leg. See infrastructure to 2027.

What should you check on an Electronic City flat?

How does it compare with living in East Bengaluru?

If your office is in the eastern half of the ORR (Marathahalli to KR Puram), East Bengaluru may be nearer. Whitefield and KR Puram have the Purple Line, running since 9 October 2023, and Marathahalli and Bellandur are on the ORR itself. See Marathahalli and Bellandur and KR Puram checklist.

North Bengaluru is generally a longer trip to the southern ORR, though the Blue Line, when complete, will link Hebbal to the ORR via KR Puram.

What will it cost?

Worked example (illustrative price). A ready 2BHK in Electronic City at ₹70 lakh, paid in full after the completion certificate:

  • No GST.
  • Stamp duty, cess, surcharge and the 2% registration charge (from 31 August 2025): 7.6%, or ₹5.32 lakh.

For an under-construction flat at the same price that is not affordable housing, add 5% GST (₹3.5 lakh), as per the GST Council's 2019 decision.

Then add your monthly commute cost. If a metro pass replaces a daily cab, the savings over a few years can be large; use your own numbers.

What mistakes do buyers make here?

  • Timing the commute on a Sunday instead of a weekday peak.
  • Assuming the Blue Line stretch will open on the first reported date.
  • Choosing a flat far from a Yellow Line station and relying on the metro anyway.
  • Not checking the khata type for property outside GBA limits.

Who is Electronic City a good fit for?

It suits buyers who work in Electronic City itself, near Silk Board or HSR, or who can work from home part of the week. It suits those who value a Yellow Line station within walking distance. If you commute daily to Marathahalli or KR Puram and need to move in before mid-2027, test the road commute carefully and compare with a home in East Bengaluru nearer your office. Recheck the Blue Line date before you commit.

Checklist for an Electronic City purchase with an ORR office

  • Time the trip by Yellow Line plus road, and by road alone, at peak hours.
  • Measure the walk to the nearest Yellow Line station.
  • Note the Blue Line Silk Board to KR Puram date as reported, not as promised.
  • Check RERA, khata, EC and OC.
  • Ask residents about water.
  • Compare with one East Bengaluru option nearer your office.
  • Add 7.6%, and GST if under construction.
