Is an e-Khata enough when you buy a flat in Electronic City Phase 1?
Direct answer: An e-Khata is the municipal record, not the title and not the occupancy certificate. In Electronic City Phase 1 you first have to see who issued it. The industrial township, ELCITA, runs e-Aasthi for property inside its limit. Adjoining flats can be on the city e-Aasthi of GBA. Either file can exist for a property that is not regularly approved. Read the issuer, the owner, and the register before you treat the download as a yes.
Verify with your lawyer: This is general guidance from public rules, not a legal opinion on your flat or site. Have your own property lawyer read the papers before you pay.
What are the key takeaways?
- ELCITA's khata page and GBA's e-Aasthi are different offices. Phase 1 can be either.
- The city has issued e-Khatas for B-register properties as well as regular ones.
- You still want the sale deed, the EC and the occupancy certificate.
- A download fee on a portal is not an approval.
Who issues the e-Khata in Phase 1?
Electronics City Industrial Township Authority states on its own site that it uses e-Aasthi software to generate khata documents for the township. That office is in Phase 1. A flat inside the township boundary follows ELCITA's khata, not a guess that every pin called Electronic City is a GBA ward. A flat on the residential edge, including stretches buyers loosely call Phase 1, can instead be on GBA's e-Aasthi. The document names the issuer. If it does not, you do not yet know which rules you are under.
GBA's portal is the one described in how to search by PID. The older corporation FAQ on what a khata is, and how a certificate differed from an extract, is in khata certificate and khata extract. ELCITA's checklist of documents for its own khata service is the list to follow when the issuer is the township. Do not mix the two forms.
What does the download not prove?
The Indian Express reported that e-Khatas were released for both the A register and the B register, and that the B register is how the city recorded tax on many properties without a regular approval. An e-Khata with a QR code can therefore belong to a building that never received an occupancy certificate. The download is not a conversion from B register to A register. Read which register the record refers to, and read the extent against the deed.
It is also not title. The sale deed, a certified copy if you need one, and the encumbrance certificate still do that work. How to get the certified copy and how to pull the EC. After you buy, the khata has to move into your name. Mutation inside GBA is not the same click-path as a township khata. Ask the issuer which portal takes the application.
What else should the file have?
The occupancy certificate for the tower, the sanctioned plan, and a check that the flat you walked is the flat in the schedule. Electronic City's metro is real: the Yellow Line to Bommasandra opened on 10 August 2025. A station does not repair a khata. If you are choosing between this belt and the west, the commute comparison is in Electronic City or Mysore Road. If the survey number is actually Chandapura, stop and use the Chandapura check. Phase 1 is a small geography. Brochures stretch it.
Frequently asked questions
Is every Phase 1 flat on the BBMP or GBA portal?
No. ELCITA issues khata inside the industrial township. Confirm the issuer on the document.
Does e-Khata mean A-khata?
No. e-Khata files were generated for B-register properties too. Read the register and the supporting papers.
Can I skip the occupancy certificate if the e-Khata is final?
No. The khata is the tax record. The certificate is permission to occupy. Banks ask for both on a resale.
Is the search enough, or do I need the final e-Khata?
A draft is not the final record. Follow the issuer's steps to the final document, and match the owner to the deed.
