Verify with your lawyer: Khata records support title but aren't title. This page is general information. Have a property lawyer check the khata with the deeds.
Key takeaways
- Three ways in: Property ePID, ward name and number, or SAS property tax ID.
- Use partial names. A ward can hold 10,000 to 15,000 properties, and spellings vary.
- Applying yourself online is free. Service centres charge ₹45 per application and ₹5 per scanned page; the Final e-Khata download is ₹125.
- Before buying, match the e-Khata with the deed: owner, area, ePID.
All the portal details here come from the guidance text on GBA's e-Aasthi 2.0 portal, read on 19 Oct 2026. e-Aasthi 2.0 went live on 21 Sep 2026 (GBA press release).
How do you search by ePID?
- Open e-Aasthi 2.0 and choose Search Property.
- Pick the search type: Property ePID, ward name, or SAS property tax ID. Ward searches can narrow by zone, ARO or subdivision, and ward number and name.
- Enter the ePID. It's a 10-digit number; the portal's own examples look like 1200001234.
- Open the record. You'll see whether it's a draft or final e-Khata, with options to view the e-Khata and the book scan. Downloading or printing needs a login with OTP.
What if the property doesn't show up?
The portal's own advice, in order:
- Try several spellings. Don't rely on one exact name; try fragments, such as VEN, KAT or TESH for Venkatesh.
- Try the assessment number from the property tax receipt, in parts rather than the whole number. It's different from the SAS number.
- Search the previous owner's name. A draft e-Khata often still stands in the seller's or a parent's name.
- Get help at a government citizen service centre or a local entrepreneur (LPE) centre.
- Visit the ARO office only as a last resort.
- Still missing? Apply for a new khata through the portal.
If the draft is in the seller's name after you've bought, the portal says you apply using that record, give your registered sale deed details and choose the name-mismatch reason, and it processes the mutation.
What does it cost?
| Route | Charge |
|---|---|
| Search and apply online yourself | Free |
| Apply through a citizen service centre or an LPE | ₹45 per application + ₹5 per page scanned |
| Download the Final e-Khata | ₹125, online only |
No cash is accepted by any of the five city corporations.
Worked example 1: two ways to apply
Illustrative. Converting a draft to a final e-Khata with 12 pages of documents.
| Online yourself | Through a centre | |
|---|---|---|
| Application | ₹0 | ₹45 |
| Scanning | ₹0 | 12 × ₹5 = ₹60 |
| Final e-Khata download | ₹125 | ₹125 |
| Total | ₹125 | ₹230 |
Keep ready: the owner's Aadhaar, the property tax receipt, a BESCOM bill if there's a building, a BWSSB bill if you have one, and a photo of the property.
Worked example 2: matching the e-Khata to the deed
Illustrative. You're buying a resale flat. The e-Khata shows 1,450 sq ft; the sale agreement says 1,250 sq ft carpet.
| Check | Maths | Result |
|---|---|---|
| Ratio | 1,450 ÷ 1,250 | 1.16 |
A 16% difference may simply be built-up versus carpet area. Ask which measure each document uses, and check the owner name and ePID match exactly. For a plot, convert carefully: 1,200 sq ft is about 111.5 sq m. Our carpet area guide explains what RERA counts.
The ID, name, area test
- ID. The ePID on the e-Khata matches the one in the deed and the tax receipt.
- Name. The owner is the person selling to you.
- Area. The area matches, or the difference is explained.
Checklist

Frequently asked questions
How do I search my property on e-Aasthi by PID?
Open GBA's e-Aasthi 2.0 portal, choose Search Property, select Property ePID as the search type and enter the 10-digit number. You can also search by ward or by SAS property tax ID. Downloading or printing the e-Khata needs a login with OTP.
What if my property isn't on the e-Aasthi list?
The portal suggests trying partial spellings of the name, parts of the assessment number, and the previous owner's name, then asking a citizen service centre or LPE centre. Visit the ARO only as a last resort. If it's still missing, apply for a new khata.
Is the e-Aasthi search free?
Yes. Searching and applying online yourself is free. Citizen service centres and LPEs charge ₹45 per application and ₹5 per scanned page. Downloading a Final e-Khata costs ₹125, paid online only.
What is the difference between the assessment number and the SAS number?
Both relate to property tax. The assessment number on your tax receipt is used for property tax assessment and is different from the SAS (Self-Assessment Scheme) number. The portal accepts the SAS property tax ID as a search type and suggests partial assessment numbers when names don't match.
What is a draft e-Khata?
It's the digitised record GBA has prepared from older data, before the owner confirms it. Converting it to a final e-Khata needs Aadhaar, tax and utility details and a property photo. Registration needs a final e-Khata.
What should I check on the e-Khata before buying?
That the ePID matches the deed and tax receipt, the owner is the seller, and the area matches or the difference is explained. Also check whether it's A-khata or B-khata, and that it's final, not draft, before registration.
