Verify with your lawyer: An EC is one input to a title check, not a title opinion. This page is general information. Have a property lawyer read the EC with the full set of deeds.

Key takeaways

  • The whole EC process is online, with an e-sign from the applicant, under the Department of Stamps and Registration.
  • Cost depends on years searched: 13 years is ₹160, 30 years is ₹330.
  • Records from 1 Apr 2004 take about 3 working days; older periods take longer.
  • An EC shows registered transactions only. It won't show unregistered agreements or every loan, so your lawyer still reads the title chain.

What is an EC, and why do you need it?

An encumbrance certificate lists the registered transactions on a property over a period you choose: sales, mortgages registered with the sub-registrar, gifts, releases and so on. Banks ask for it before a loan, and your lawyer uses it to trace the title chain. The Karnataka Department of Stamps and Registration made EC and certified copy applications fully digital with an applicant e-sign (Department of Stamps and Registration notice, 12 Sep 2024).

How do you apply on Kaveri 2.0?

  1. Register at kaveri.karnataka.gov.in with your mobile number and email. The portal sends a password (IGR Kaveri 2.0 FAQ).
  2. Start a new application and choose Encumbrance Certificate.
  3. Enter the location: district, taluk, hobli or town, and village.
  4. Enter every property identifier. For a flat, that can be the property ID, site number, assessment or khata number. For land, survey, surnoc and hissa numbers. Add each one separately.
  5. Set the search period with a from and to date.
  6. E-sign with Aadhaar. It's mandatory for the online e-sign.
  7. Pay online when the payment notice arrives. Net banking, cards and UPI are accepted; manual payment isn't.
  8. Download the digitally signed EC from your login.

The department's EC FAQ pages give the fee and timelines below. They didn't load from our machine on 19 Oct 2026, so we've relied on the department's wording as reproduced consistently in several guides. Check the figure on the Kaveri payment notice before you pay. Registering the sale deed is a different Kaveri application; see how to register a flat on Kaveri 2.0.

What does an EC cost?

Application fee ₹10, plus a search fee of ₹30 for the first year and ₹10 for each later year.

Worked example 1: fee by search period

Years searched Maths Fee
13 ₹10 + ₹30 + 12 × ₹10 ₹160
23 (from 1 Apr 2004) ₹10 + ₹30 + 22 × ₹10 ₹260
30 ₹10 + ₹30 + 29 × ₹10 ₹330

Even a long search costs a few hundred rupees. Don't cut years to save money.

How long does it take?

For a period from 1 Apr 2004 to date, 3 working days. For a period before 1 Apr 2004, 10 working days for the first 13 years, plus a day for each further 10 years. EC is a Sakala service, and if it's delayed past that you can file a Sakala appeal with the acknowledgement number.

Worked example 2: planning around your dates

Illustrative. You apply on Monday 2 Nov 2026 for an EC from 2004. Three working days puts it at Thursday 5 Nov 2026, if there are no holidays. If you also need records from the 1990s, plan for at least two working weeks, and don't fix a registration date until both are in hand.

What should you check in the EC?

  • Every transaction in the chain matches the deeds the seller has given you, in order.
  • Names of each buyer and seller match the deeds.
  • Mortgages shown have a matching release or discharge.
  • The property description and identifiers match the flat you're buying.
  • Nothing after the seller's purchase that the seller hasn't mentioned.

An EC shows registered documents only, and only for the identifiers and offices you searched. Unregistered agreements, some loans and court cases won't appear. That's why your lawyer also runs a litigation search. A consultant does not replace that reading; see why you still need your own property lawyer for title.

The period, property, parties test (our framework)

  1. Period. Does the search cover the whole chain your lawyer wants? There's no official minimum, so ask them, and match the bank's requirement.
  2. Property. Did you enter every identifier the property has had: old khata number, new property ID, survey numbers of the land under the building?
  3. Parties. Does each entry's buyer become the next entry's seller, without gaps?

If any answer is no, re-run the search before relying on it.

Frequently asked questions

How do I get an EC online in Karnataka?

Log in to Kaveri 2.0, start an Encumbrance Certificate application, enter the district, area, every property identifier and the search period, e-sign with Aadhaar, pay online and download the digitally signed EC from your login. You don't need to visit the sub-registrar office.

What is the fee for an EC on Kaveri 2.0?

₹10 application fee, plus ₹30 for the first year searched and ₹10 for each further year. A 13-year search costs ₹160 and a 30-year search ₹330. Check the amount on the Kaveri payment notice before you pay.

How long does an online EC take?

For records from 1 Apr 2004 to date, about 3 working days. Earlier periods take longer: 10 working days for the first 13 years, plus a day for each further 10 years. If it's late, you can file a Sakala appeal.

Is Aadhaar mandatory for an EC on Kaveri?

Yes, for the online route. The application has to be e-signed, and the e-sign uses Aadhaar. If that's a problem, ask the sub-registrar office about alternatives before you start.

How many years of EC should I check?

There's no official minimum. Banks and lawyers set their own requirements, often well over a decade. Ask your lawyer how far back the title chain needs checking, and match the bank's requirement too.

Does an EC show all loans and disputes?

No. It shows registered transactions for the identifiers and offices searched. Unregistered agreements, some loans and court cases won't appear, so your lawyer should also run a litigation search and read the full title chain.
