How do you judge a Whitefield apartment project before you buy?
Direct answer: Judge the project on records, not rankings. Check its Karnataka RERA registration and quarterly updates, the promoter's past delivery, the approved plan and Commencement or Occupancy Certificate, the walk to a Purple Line station, water source, flood history and the all-in cost. A project that clears all of these is a safer shortlist.
Verify with your CA: GST on the payment schedule, and the tax treatment of your home loan under the regime you file in.
Verify with your lawyer: the title, Encumbrance Certificate, approved plan and the draft agreement for sale before you pay a token.
Lists of "top projects in Whitefield" are easy to find and hard to trust. Many are paid placements. A better question is whether a project you like passes the checks below. We do not rank projects or name builders; we help you test them.
Step 1: What does the RERA record show?
Search the project on Karnataka RERA.
- Registration: the registration number, the promoter, the land and the declared completion date.
- Quarterly progress updates: construction status by tower and, often, the number of units booked. See how to read a quarterly report.
- Extensions: if the completion date has been extended, read why. See what an extension means.
- Complaints: search the authority's orders for the project.
- Phases: a large project may be registered in phases. Check that your tower is in the phase you think it is. See phase-wise registration.
Step 2: What is the promoter's delivery record?
Look at the promoter's earlier projects on RERA and visit one that was handed over.
- Was possession on time against the RERA date?
- Did the building get its Occupancy Certificate?
- Are the lifts, STP and common areas working?
- What do residents say about handover to the association?
Our builder track record guide lists the questions.
Step 3: Do the approvals match?
- Approved building plan, and the number of floors on it.
- Commencement Certificate for an under-construction project.
- Occupancy Certificate for a ready project. See OC and CC.
- Encumbrance Certificate for 30 years from Kaveri Online.
- Khata: GBA e-khata on e-Aasthi, or panchayat records for parts beyond city limits.
Step 4: How does it sit in Whitefield?
Whitefield is a large area. Two projects a kilometre apart can feel very different.
- Metro: the Purple Line runs from Whitefield (Kadugodi) to Challaghatta, with full operations since 9 October 2023. Measure the walk to the nearest station that is open.
- Office trips: time the drive to your office at peak hours. If you work on the Outer Ring Road, note that the Blue Line's Silk Board to KR Puram stretch is reported for mid-2027 by The Hindu.
- Flooding: some low-lying streets flood. See our flood risk check.
- Water: ask the source and summer tanker cost.
- Noise and air: check for main roads, construction and industrial units nearby.
How does Whitefield compare with North and South Bengaluru projects?
If you are comparing a Whitefield project with one elsewhere, use the same tests.
- North Bengaluru projects often sell on future links. The Blue Line airport stretch is reported for September 2027. See Whitefield or North Bengaluru.
- South Bengaluru projects near Electronic City have the Yellow Line, open since August 2025.
Step 5: What will it cost in total?
Worked example (illustrative price). An under-construction 3BHK at ₹1.4 crore, not affordable housing:
- GST at 5%: ₹7 lakh.
- Stamp duty and registration at 7.6% (including the 2% registration charge from 31 August 2025): ₹10.64 lakh.
- Add car parking, club, legal and maintenance deposits if they are charged separately. See car parking rules and hidden costs.
Ask for a written cost sheet with every line item before you compare two projects.
Step 6: Is the payment plan safe?
- Under section 13 of the RERA Act, the promoter cannot take more than 10% before a registered agreement for sale.
- Under section 4(2)(l)(D), 70% of amounts collected must sit in a separate account for that project. See the 70% account rule.
- Prefer a construction-linked plan. See construction-linked vs time-linked plans.
What questions should you ask the promoter?
- What is the RERA registration number, and the declared completion date? Compare it with what the sales team says.
2. Which other projects have you completed, and when were they handed over? Visit one and talk to residents.
3. Has the OC been received for those projects? Ask for a copy.
4. Which bank holds the project's separate account? It should match the RERA page.
5. What does the agreement say about delay? Check the interest payable and compare it with section 18 of the RERA Act.
6. What is included in the price, and what is extra? Ask for a written cost sheet.
What red flags should make you pause?
- The sales team cannot give a RERA number, or it does not match the project.
- Quarterly updates are missing or show little change across several quarters.
- Payment demands run ahead of construction stages.
- The approved plan on RERA shows fewer towers or floors than the brochure.
- Complaints or orders against the promoter on the RERA portal that are not explained.
- Pressure to pay a large booking amount before you see the draft agreement. Section 13 of the RERA Act limits the advance to 10% of the cost before a registered agreement for sale.
Checklist for a Whitefield project

- Written cost sheet with all charges.
- Token within 10%, and a construction-linked plan.
Frequently asked questions
Frequently asked questions
Which is the top apartment project in Whitefield?
We do not rank projects, because the answer depends on your budget, office and timeline. Use the RERA record, delivery history, approvals, commute and all-in cost to compare your shortlist.
How do I know if a Whitefield project is delayed?
Compare the latest quarterly update on Karnataka RERA with the declared completion date, and check for extensions. A large gap between booked units and construction progress is a warning sign.
Is a project near a metro station worth paying more for?
A running station within a short walk saves daily time. Price it against your own commute. Do not pay extra for a station that is only planned.
Should I buy a ready or an under-construction flat in Whitefield?
A ready flat with an OC removes delay risk and, if paid after completion, GST. An under-construction flat may cost less but carries both. Our new launch versus resale page compares them.
How much can a promoter take as advance?
Under section 13 of the RERA Act, no more than 10% of the cost before a registered agreement for sale. Do not pay more until the agreement is registered.
Should I visit the promoter's older projects?
Yes. Talk to residents about delivery, quality and maintenance. Ask whether the OC was received and when.
