20-year-old resale 2BHK in Whitefield, or a new flat in Varthur-Gunjur?

Direct answer: A 20-year-old resale 2BHK in Whitefield is a home you can move into, where the Purple Line is already running. A new flat in Varthur-Gunjur, while it is still being built, adds GST, a wait, and a Gunjur-to-ORR link that was still incomplete on 15 September 2026.

Verify with your CA: GST depends on payment dates and on the completion certificate or first occupation, whichever came first. This is not your tax computation.

Verify with your lawyer: Have a property lawyer read the resale title, the occupancy certificate, society dues and the builder's draft agreement before any token.

The Hindu reported passenger service on the full Purple Line from 9 October 2023: Whitefield (Kadugodi) to Challaghatta, 43.49 km, 37 stations. Varthur and Gunjur sit south of Kadugodi, the eastern end of that line. The Gunjur approach to the Outer Ring Road is a 6.2 km CDP link via New Horizon College. On 20 April 2026 the Times of India said both ends were built and the middle was held up. By 15 September the forest stretch was still incomplete, even with approval to give compensatory land in Belthangady.

What should you check?

  1. When you can move in. Match the resale's age to the occupancy certificate. On the new flat, use the possession date on that tower's Karnataka RERA page. Section 13 stops a promoter taking more than 10% before a registered agreement for sale. Put the resale token, and what happens if you walk away, in writing.
  2. Who pays for the old building. Section 14(3) makes the promoter fix defects reported within five years of possession, within 30 days, at no further charge. About 20 years is outside that. Ask for the lift register, waterproofing history and sinking fund, the same records listed for a 10-15 year Whitefield resale, and two years of association minutes.
  3. The tax, with a CA. The GST Council's 19 March 2019 decisions put construction GST at 1% without input tax credit on an affordable flat, and 5% otherwise. It does not apply when the entire price is paid after the completion certificate, or first occupation, whichever is earlier. See GST on a new flat. Stamp duty and registration still apply to both.
  4. The trip, on a weekday. Ride the Purple Line from the Whitefield station you would use, and drive from the Varthur-Gunjur gate to the same office, including once after rain. Self-use while the link is unfinished is in our Gunjur-Varthur road note.
  5. Papers for each flat. On the resale, read the sale-deed chain, encumbrance certificate, khata, OC and the undivided share in the deed. On the new flat, the tower has to match the RERA registration. A building that already had a completion certificate when the Act began can be missing from the portal.

One mistake to avoid

Don't choose on the age of the building alone. Waiting in Varthur-Gunjur can still mean GST, rent or pre-EMI, and today's road. The Whitefield resale can still mean a special levy for lifts or waterproofing.

Frequently asked questions

Is a 20-year-old Whitefield flat still inside the builder's defect period?

Five years from possession, under section 14(3). After that, owners pay for the repairs.

Does calling a Varthur-Gunjur flat ready remove GST?

Only if every rupee is paid after the completion certificate or first occupation, whichever is earlier. A CA should read the invoices.

Is the Gunjur to ORR CDP road a through route?

On 15 September 2026 it was still incomplete through the forest, with both ends built. Time the trip on the road you can use now.
