East Bengaluru buyer answers
How does an investment consultant assess builder track record in Bangalore?
Direct answer: A careful real estate investment consultant looks at what the builder has actually delivered, not what it advertises. That means past projects' promised vs actual completion dates, whether occupancy certificates were issued, complaints and orders on the Karnataka RERA portal, build quality and upkeep in finished projects, how residents' associations were handed over, and any signs of financial strain.
Disclosure: acre&key’s advice is free to buyers; we are an authorised sales partner for some projects and may be paid by the developer.
Because we may be paid by some builders, we don't publish builder rankings. Use these checks on anyone we show you.
What six things show a builder’s real record?
1. Delivery against promise
For each of the builder's past projects in Bangalore, compare the completion date declared on the RERA portal (or the original agreement) with when residents actually got possession. One late project isn't a pattern. Several is.
2. Occupancy certificates
Did past projects get their OC? A project where people moved in without one tells you something about how the builder handles approvals.
3. RERA complaints and orders
The Karnataka RERA portal has complaint and order records. Search the builder's name and project names. Read a few orders. Look for patterns: delay, refunds, quality, handover.
4. Quality in finished projects
Visit an older project by the same builder. Look at common areas, lifts, seepage, paint, landscaping. Talk to the security staff and a few residents if they're willing.
5. Handover to the association
Section 17 of the RERA Act expects the promoter to hand over common areas to the association of allottees. Ask residents of older projects whether that happened smoothly, and whether maintenance funds were handed over.
6. Financial signs
Harder for an individual to judge, but some clues help: - several projects running late at once; - lots of unsold inventory in finished projects; - sudden steep discounts on ongoing projects; - news of disputes with lenders or contractors.
What should you ask residents of a past project?
- "Did you get possession on time? How late?"
- "Was the flat what the brochure showed?"
- "How was the builder after handover?"
- "Is the association running the building now?"
- "Would you buy from them again?"
Keep it friendly and brief. Not everyone will want to talk.
How a real estate investment consultant weighs it
A good track record doesn't guarantee this project. A new builder isn't automatically risky. Weigh the record alongside:
- whether this project's approvals are all on the portal;
- how large it's compared with what the builder has done before;
- whether the project's money is properly ring-fenced (section 4(2)(l)(D) requires 70% of collections from buyers to go into a separate account for that project's construction and land cost);
- how far construction has got.
How do you compare builders side by side?
Score each builder 0 to 2 on each line.
| Factor | How to check | 0 | 1 | 2 |
|---|---|---|---|---|
| Completed projects in Bangalore | Builder's site, RERA records | None | One or two | Several |
| Delay on recent projects | RERA declared date vs actual possession | Long delays common | Some delays | Mostly on time |
| OCs issued | Ask; check with residents | Missing on some | Late | Issued on time |
| RERA complaints and orders | Search the portal | Many, unresolved | Some | Few, resolved |
| Finished building quality | Visit one | Poor upkeep, leaks | Mixed | Good |
| Handover to association | Ask residents | Disputed | Slow | Smooth |
| Current project progress | Site visit, quarterly updates | Behind | Slightly behind | On track |
Add up the scores. The numbers matter less than the patterns you notice while filling it in.
Where do you find the facts?
- Karnataka RERA portal. Project pages show declared completion dates and quarterly updates. Complaints and orders can be searched.
- Finished projects. Visit one or two. Look at common areas, lifts, paint, seepage.
- Residents. A friendly chat at the gate or in the clubhouse is often the best source.
- News. Search for the builder's name with terms like "delay" or "dispute." Weigh what you find carefully.
What changes on the East side?
In the East, many projects sit on the city's edge, where roads, water and approvals vary. When comparing builders here, also look at:
- whether past projects had water supply problems after handover;
- whether access roads promised in brochures were built;
- whether projects were in city corporation or gram panchayat areas, and how khata issuance went.
For the jurisdiction check, see how to tell if a project is under BBMP or a gram panchayat.
Why can a builder ranking mislead?
A consultancy that's an authorised partner for builder A has a reason to rate A highly, even with the best intentions. "Top builders" lists online can also be shaped by advertising. A method you apply yourself is more reliable than a list someone hands you.
How do you use the comparison?
- A high score doesn't guarantee your project. Check this project's approvals and progress too.
- A low score on one line isn't always a deal-breaker. A single delayed project during a difficult period may be less worrying than a pattern.
- A new builder with no history isn't automatically bad, but you're taking more on trust.
What to do next
- List the builder's last three to five Bangalore projects.
- Check each on the Karnataka RERA portal for declared dates and complaints.
- Visit at least one finished project.
- Talk to a few residents.
- Compare with one or two other builders in your budget.
- Have your lawyer review the project's title and approvals.
Before you pay anything, go through the documents to verify before a token advance.
Frequently asked questions
Can I trust online builder reviews?
Use them as a hint, not proof. Look for detailed, specific reviews and check them against RERA records.
Is a big-name builder always safer?
Often more resourced, but big names have delayed projects too. Check the record project by project.
What if the builder is new?
Look at the promoters' background, the project's approvals and its finances. Weigh the higher uncertainty against any price advantage.
Where are RERA complaints listed?
On the Karnataka RERA portal, under complaints or orders. The format may change, so search by project and promoter name.
How far back should I look?
The last several completed projects in Bangalore give a fair picture.
