What should you check before buying a flat in west Bengaluru?
Direct answer: West Bengaluru already has a metro. The Purple Line has run from Mysore Road to Kengeri since 30 August 2021. A flat that can use those stations is a different buy from a flat past Kengeri or out on Magadi Road, where the city khata may end and Phase 3 is only a foundation stone. Check the occupancy certificate, the khata office and the basement after rain. The line on the map is not the whole answer.
Verify with your lawyer: This is general guidance from public rules, not a legal opinion on your flat or site. Have your own property lawyer read the papers before you pay.
What are the key takeaways?
- Purple Line stations from Mysore Road to Kengeri have been in service since 2021.
- Phase 3's foundation was laid on 10 August 2025. It is not a train you can board.
- Vijayanagar, Nagarbhavi and Kengeri are not the same civic file as Bidadi.
- A running metro does not replace the occupancy certificate or the khata register.
What is already running in the west?
The useful fact is the Purple Line. On 29 August 2021 the extension from Mysore Road to Kengeri was inaugurated. The Hindu reported that commercial services started on 30 August 2021, calling at Nayandahalli, RR Nagar, Jnanabharathi, Pattanagere, Kengeri Bus Terminal and Kengeri. The Press Information Bureau described the same 7.5 kilometre extension and those stations. A flat a short walk from one of them has a commute you can test tomorrow. A flat that needs a twenty-minute feeder through a jammed junction has a different commute, even on the same line.
On 10 August 2025 the Prime Minister also laid the foundation of Namma Metro Phase 3, which the Press Information Bureau described as more than 44 kilometres with 31 elevated stations. That is a project in the ground, or about to be. It is not a station with a train. Do not pay for a Magadi Road or outer-ring station until you have read the alignment and seen work, and even then treat the date as a hope. The comparison with the south, where the Yellow Line is already open, is in Electronic City or Mysore Road.
Where does the city record end?
Vijayanagar, Nagarbhavi, parts of RR Nagar and Kengeri are inside the corporation area. The khata should be on e-Aasthi. Search it. Further west, toward the Bidadi side, you can be in a different planning authority and a panchayat record. The same fork we use on the east applies: who issues the khata. Form 11B is tax without regularisation, in the west as in the east. Read the form number.
BMRDA's region includes this side of Bengaluru Urban and, further out, Ramanagara. A layout past the city should name its planning authority. A Mysore Road pin code is not that name.
What should you walk?
The basement and the ramp, against the road, ideally after rain. Parts of this side drain toward the Vrishabhavathi valley. This page will not assign a flood year to a block we have not stood in. You can see staining, a ramp that dips below the road, and pumps that look improvised. The eastern method in how to check one flat for flood is the right habit here.
Then the ordinary file. Occupancy certificate for the tower, encumbrance certificate, undivided share, and a bank that will lend on this khata. Age of the building matters once five years have passed, as in what makes a resale clean. West Bengaluru is not a single price or a single risk. It is a metro that is open, a phase that is not, and a khata office you have to name.
Frequently asked questions
Is there a metro in west Bengaluru?
Yes. The Purple Line from Mysore Road to Kengeri has been in service since 30 August 2021. Phase 3 is not yet a train.
Does that mean every western flat is inside the city?
No. Kengeri and beyond can change the khata office. Read the document, not the direction.
Should I wait for Phase 3?
Only if you are willing to live with the road until a train runs. The foundation stone of 10 August 2025 is not an opening date.
Is Mysore Road the same as west Bengaluru?
It is the corridor with the open metro. Magadi Road, Nagarbhavi and the Bidadi side are different drives and sometimes different authorities.
