How should you compare a plot from Varthur to Sarjapur, through Gunjur, Dommasandra and Kodathi?

Direct answer: Treat this as one road and several villages, not one approval. Varthur, Gunjur, Dommasandra, Kodathi and Sarjapur do not share a single khata office or a single planning authority. The RTC names the village, hobli and taluk. Layout approval, conversion and Form 11A or Form 11B follow from that name. A ring road drawn on a brochure is not a substitute for those papers.

Verify with your lawyer: This is general guidance from public rules, not a legal opinion on your flat or site. Have your own property lawyer read the papers before you pay.

What are the key takeaways?

  • Read the village on the RTC before you accept a Sarjapur Road label.
  • Much of this stretch is panchayat land. Form 11B tax is not a regular layout approval.
  • Varthur lake's buffer still matters for land close to the water.
  • No running metro serves this stretch. Drive the stretch at peak hour.

Why are these names not one market?

The road runs from the Varthur side, near Whitefield and the outer ring, through Gunjur, then Dommasandra and Kodathi, and on toward Sarjapur town. Each of those is a village with its own survey numbers. Varthur and the inner villages sit in a different pattern of offices from Sarjapur, which falls toward Anekal taluk. A listing that says Sarjapur Road can be any of them. The document that stops the argument is the RTC: district, taluk, hobli, village, survey number. How to pull it on Bhoomi takes less time than a second site visit.

Distance from the ring road is the practical change. Closer in, you are comparing with flats around Varthur and Gunjur, which we have written about against an older Whitefield resale in Whitefield resale or a new Varthur-Gunjur flat. Further out, you are on a road that still has to be driven, and the Gunjur link people were waiting on was still incomplete on 15 September 2026, as that page records.

Which papers change with the village?

Ask who approved the layout. Inside a local planning area the authority is named on the order. In the metropolitan region those authorities are listed by BMRDA, and they are not the same office as BBMP or GBA. Then ask whether the land was converted out of agriculture. Then ask for the khata. If a gram panchayat holds it, the record is on e-Swathu. Form 11A is the regular panchayat record. Form 11B is the register for property the panchayat taxes without calling it regular, and the law says that tax is not a regularisation. Both are explained in Form 11A versus Form 11B. Corporation or panchayat is the fork in the road.

If the site is near Varthur lake or Bellandur lake, the buffer and the flood of 2022 are not optional reading. Living near those lakes sets out the 30 metre buffer that still applies to both. A plot on filled land at the edge of a tank is a different risk from a plot a kilometre up the slope.

What should you not treat as an approval?

A satellite ring road, a future metro and a printed map of IT parks are context. They are not a commencement certificate. There is no metro running on this stretch. The Yellow Line that opened on 10 August 2025 serves Hosur Road to Bommasandra, which is a different corridor. Water is the other quiet item. Many outer projects rely on borewells. Ask whose permission the borewell has, and what the building does in April. STP and borewell checks apply to a layout's shared water as much as to a tower.

Compare two plots only after the village, the approval order and the khata type match. A cheaper site on Form 11B is not the same object as a converted site with a layout order, even if both agents say Sarjapur.

Frequently asked questions

Is Dommasandra the same planning area as Varthur?

Do not assume it. Read the village, hobli and taluk on the RTC, then read the name of the authority on the layout order.

Does panchayat tax mean the layout is approved?

No. Form 11B is a tax register for property that is not regular. The statute says paying that tax does not regularise it.

Will the metro reach Kodathi?

Nothing you can board today runs there. Do not pay for a station that is not under construction on a published alignment you have read.

What if the site touches a lake?

Check the buffer and the flood line before the price. Varthur and Bellandur still carry the 30 metre buffer.
