Yelahanka or Sarjapur Road: how should you compare a flat?
Direct answer: Yelahanka and Sarjapur Road cater to distinct lifestyles and employment hubs. Yelahanka offers mature municipal BBMP infrastructure, abundant green cover, and direct airport road connectivity. Sarjapur Road provides proximity to Outer Ring Road tech corridors and larger gated township inventory, but transitions into Gram Panchayat jurisdictions further east.
What are the key takeaways?
- Yelahanka has a railway station today. The airport metro published so far is the Hebbal corridor, still under construction in October 2026.
- Sarjapur Road does not have a running metro. Phase 3's foundation, laid in August 2025, is not a station at your gate.
- The civic body changes along Sarjapur Road. Check who issues the khata.
- Height near Yelahanka Air Force Station is a plan question. Ask for the clearance the sanction relied on.
What does Yelahanka already have?
Yelahanka is in north Bengaluru, in what was the Yelahanka zone of the corporation and is now part of the Greater Bengaluru Authority for land inside that limit. It is an established residential belt: Allalasandra, Kogilu, Puttenahalli and the satellite town, with a railway station you can actually board. The operating airport is further north at Devanahalli, not in Yelahanka town. The metro people mean when they say airport line is Phase 2B, via Hebbal and Kodigehalli. That line was still under construction at the review we cited on the Hebbal and Airport Road page. Do not count a walk to a Yelahanka metro station that is not in that list.
| Dimension | Yelahanka (North Bengaluru) | Sarjapur Road (East Bengaluru) |
|---|---|---|
| Core Employment Corridors | Kempegowda International Airport, Manyata Tech Park, Devanahalli IT Park. | Bellandur ORR, RMZ Ecoworld, Prestige Tech Park, Electronic City Phase 1. |
| Municipal & Land Records | Established BBMP ward limits with clear A-Khata e-Aasthi digital titles. | BBMP inside ORR; transitions into Anekal / Varthur Gram Panchayats (e-Swathu). |
| Metro & Rail Connectivity | Upcoming Blue Line Airport Metro and active suburban railway halts. | Relies on road transport; upcoming Phase 3A metro planned along Sarjapur Road. |
| Water Supply Security | Cauvery Stage IV & V piped supply supplemented by high municipal storage. | Piped water inside BBMP; heavy reliance on private tankers and borewells further east. |
| Living Environment | Lower density, extensive tree canopy, Yelahanka and Puttenahalli bird reserves. | High density, vibrant dining clusters, surrounded by premier international schools. |
Yelahanka Air Force Station is next to the neighbourhood. Buildings near a defence airfield need the height clearance the plan was sanctioned with. Ask for it when the tower is tall, and match it to the floor you are buying. A sales line that the view is open is not that clearance.
Water, drains and the khata for a flat inside the corporation follow the city system: e-Aasthi, not a gram panchayat form. Confirm the ward on the khata rather than the brochure's north Bengaluru line.
What changes as you drive out on Sarjapur Road?
Sarjapur Road starts near the Outer Ring Road and runs southeast toward Sarjapur town. The inner stretch and the outer stretch are not one market. Closer to the ring road you are nearer offices and, in many projects, a city khata. Past Carmelaram, Gunjur and Dommasandra you are often in a panchayat, with records on e-Swathu. The test is in how to tell corporation from panchayat. Flooding is local, not a property of the whole road. How to check one flat for flood risk is the method, and the lake buffers are in Bellandur and Varthur lakes.
There is no train running along Sarjapur Road. On 10 August 2025 the Prime Minister inaugurated the Yellow Line from RV Road to Bommasandra and laid the foundation of Metro Phase 3. Neither of those is a Sarjapur Road station you can use this month. Time the road at the hour you would travel. A family comparison with Whitefield, which shares this eastern logic, is in Whitefield or Sarjapur Road.
What should you test before you choose?
- The office and the school, driven on a weekday, not measured as a straight line.
- Who issues the khata, and whether an occupancy certificate exists for a building people already live in.
- For Yelahanka, the railway you would actually use, and any height clearance near the air force station.
- For Sarjapur Road, which kilometre the project is on, and the panchayat or city record that follows from that.
If the flat is only a way to hold land, read flat or plot before you treat either corridor as an investment slogan. This page does not pick a winner. The papers and the commute do.
Frequently asked questions
Is Yelahanka on the airport metro?
The published Phase 2B stations include Hebbal and Kodigehalli, and that line was still under construction in October 2026. Yelahanka's working rail link today is the railway station.
Does Sarjapur Road have a metro?
Not a running one. The Yellow Line opens the Hosur Road side to Bommasandra. Phase 3's foundation stone is not a station on Sarjapur Road.
Which one has the simpler khata?
Whichever flat is actually inside the corporation. Yelahanka's core is municipal. Sarjapur Road changes as you drive out. Read the khata, do not guess from the road name.
Should I choose on how fast prices might move?
No. Compare the deed, the certificate, the water and the trip you timed. A forecast is not a document.
