East Bengaluru buyer answers
Which property consultant can help me buy near Marathahalli or Bellandur?
Direct answer: Look for a property consultant who works the Outer Ring Road stretch from Marathahalli to Bellandur every week, not just someone with an office nearby. They should know which pockets are walkable to your office, which side roads choke at peak hour and which towers are occupied, and should show a valid Karnataka RERA agent registration.
Disclosure: acre&key’s advice is free to buyers; we are an authorised sales partner for some projects and may be paid by the developer.
Verify with your lawyer: This page is general guidance on RERA agent duties and ORR corridor checks, not legal advice. Before you pay a token near Marathahalli or Bellandur, have your own property lawyer review title, OC, khata and the agreement for sale for that specific flat.
Marathahalli and Bellandur are among the East Bengaluru areas acre&key covers. For nearby corridors, see property consultant Whitefield and real estate consultant Sarjapur Road.
Why this stretch is tricky
Marathahalli and Bellandur sit on the ORR tech corridor, so demand is high and land is scarce. That means smaller plots, more redevelopment and resale, fewer big new launches than further east, and prices that reflect being close to work. It also means a short distance on the map can be a long time in a car.
A few things a local consultant should help you think through:
- Which side of the ORR you'll be on, and how you'll cross it.
- Side-road access. Roads towards Kadubeesanahalli, Panathur, Kundalahalli or the Bellandur lake side have very different peak-hour behaviour.
- Railway crossings and underpasses around Panathur and Marathahalli, which can add time.
- Drainage and flooding history on low-lying roads. Ask residents, not brochures.
- Metro plans. Check BMRCL's official site for the status of any line serving the ORR. Don't pay a premium for a station that isn't running yet.
What should a property consultant in this area offer?
| Look for | Why it matters here |
|---|---|
| Weekly presence on ORR sites | Conditions change quickly with construction |
| Resale experience | A lot of the stock here is resale or ready-to-move |
| Paperwork discipline | Older buildings can have khata or approval gaps |
| Honest commute advice | Being "near" the ORR isn't the same as an easy commute |
| Clear disclosure | You should know which projects pay them |
Resale in Marathahalli and Bellandur needs extra checks
If you're looking at an older apartment, add these:
- Is the khata in the seller's name, and what type is it?
- Does the building have an occupancy certificate? See why OC and CC matter.
- Has the seller's home loan been closed, with the original documents back from the bank?
- Are society dues and property tax paid up?
A consultant can collect these. Your lawyer should check the title.
New projects here
There are fewer large launches on this stretch than in Varthur or on outer Sarjapur Road, but they do come up. The usual rules apply: the project should be on the Karnataka RERA portal before you pay anything, and under section 13 of the RERA Act the promoter can't take more than 10% of the cost as an advance without a registered agreement for sale.
What must a RERA-registered consultant do on these deals?
Section 10 of the RERA Act sets out what a registered real estate agent must do, and it applies whether the flat is on the ORR or anywhere else in Karnataka. An agent must not facilitate the sale of a plot, apartment or building in a project that should be registered but isn't. They must not make false or misleading statements about their services, or claim an approval or affiliation that they or the promoter don't have. And they must help you get the information and documents you're entitled to at the time of booking.
In practice, on a new project near Marathahalli or Bellandur, that means your consultant should be able to point you to:
- the project's page on the Karnataka RERA portal, with its registration number;
- the sanctioned plans, layout plans and specifications, which section 11(3) requires the promoter to make available at booking;
- the stage-wise schedule for completing the project, including water, sanitation and electricity, also under section 11(3).
If a consultant can't or won't produce these, that tells you something.
How do you track a project on the RERA portal after booking?
Under section 11(1) of the Act, the promoter has to keep the project's web page on the RERA website updated every quarter with the number and type of units booked, garages booked, approvals taken and still pending, and the project's status. Bookmark the page. On a stretch where construction is dense and timelines slip, a quarter-by-quarter record is more reliable than a site visit or a sales update.
Section 11(2) also requires any advertisement or prospectus for a registered project to carry the RERA registration number and the authority's website address prominently. If a hoarding or a WhatsApp flyer for an ORR project has neither, ask why. See how to check a project on the Karnataka RERA website.
Questions to test a local consultant
- "If I work near Ecospace or Prestige Tech Park, which side of the ORR should I live on?"
- "Which roads around here flood or jam badly in the monsoon?"
- "For this building, have you seen the OC and the khata?"
- "Who pays you on each option you're showing me?"
- "What would make you tell me not to buy here?"
A good consultant will give you specific answers. A weak one will talk about "prime location."

Frequently asked questions
Is it better to buy resale or new near Marathahalli?
It depends on your budget and timeline. Resale gives you something ready now but needs careful title and OC checks. New projects are fewer here, so compare them with nearby areas too.
Does a consultant need to be based in Marathahalli?
No. They need to work here regularly. Test their knowledge with specific questions.
Can a consultant help me find a flat near my office on the ORR?
Yes, that's a good use of one. Give them your office location and maximum commute time, and judge them on how well they stick to it.
Are flats near Bellandur lake a good idea?
It depends on the specific location, drainage and the current state of the lake area. Visit at different times, talk to residents and ask about flooding history. Don't rely on views in the brochure.
Who pays a consultant on a resale deal here?
Brokerage arrangements on resale vary: seller, buyer or both. Ask before you start.
