East Bengaluru buyer answers
How do I verify a property consultant's RERA registration in Karnataka?
Direct answer: Before you rely on any property consultant Bangalore leads send your way, get their Karnataka RERA agent registration number and check it yourself on rera.karnataka.gov.in (agent status search). The name, status and validity should all match, and you want this done before any token. Registration is required under section 9 of the RERA Act, 2016 for agents facilitating sale or purchase in registered projects.
Verify a property consultant Bangalore booking with this 10-minute check
- Get identifiers from the consultant. Ask for: full name as registered, firm name if any, RERA agent registration number, and whether the certificate is individual or other-than-individual.
- Open only the official portal. Use https://rera.karnataka.gov.in (bookmark it). Don't trust screenshots forwarded on WhatsApp as final proof.
- Find Agent Status / agent search. On the Karnataka RERA site, use the Services area and open the agent status / registered agents search (wording on the menu can vary slightly as the site updates).
- Search with one solid field. Enter agent name, company name, application number or registration number. Start with the registration number if you have it; names can collide.
- Read the result line carefully. Note status (for example approved / under process / rejected / withdrawn / revoked / expired, as displayed), registration number, and entity name.
- Match people to records. The person sending you inventory should be the registered individual or clearly belong to the registered firm. If the WhatsApp name and the certificate name disagree, stop and clarify.
- Save evidence. Screenshot the search result with date, and keep the registration number in your deal folder.
- Repeat for the project. Agent checks don't replace project checks. Open the project’s RERA page too before you pay a token.
If the consultant stalls, changes the subject, or says “RERA is only for builders”, treat that as your answer.
Why the law cares about agent registration
Section 9 of the Real Estate (Regulation and Development) Act, 2016 says no real estate agent shall facilitate sale or purchase of a plot, apartment or building in a project registered under section 3 without obtaining registration under section 9. Under section 9(5), the Authority grants each registered agent a registration number, and the agent has to quote it in every sale they facilitate under the Act.
Section 10 lists agent functions. Among them: don't facilitate unregistered projects; maintain prescribed records; avoid unfair trade practices; help the allottee get information and documents they're entitled to at booking.
Section 62 sets a penalty if an agent fails to comply with section 9 or 10: ₹10,000 for every day the default continues, which may cumulatively extend up to five per cent of the cost of the plot, apartment or building for which the sale or purchase was facilitated, as determined by the Authority.
Karnataka’s state rules fill in the forms, fees and validity. Under the Karnataka Real Estate (Regulation and Development) Rules, 2017 as notified, an agent applies in the prescribed form with documents and the prescribed fee, and the registration can be renewed.
What the Karnataka Rules say about agent registration (plain English)
From the 2017 Rules (as published):
- Application with enterprise details, constitution documents where relevant, photo, PAN and address proof of place of business.
- A registration fee, paid at the time of application. We haven't quoted the amount because we couldn't confirm the current figure on the portal; check the fee schedule on rera.karnataka.gov.in if you need it.
- Authority decides within thirty days (with a chance to fix defects).
- Registration certificate issued in Form H with a registration number.
- A fixed validity period, with renewal applied for at least three months before expiry. Read the validity dates on the portal record itself rather than working them out.
You don't need to memorise forms. Just know that a serious agent will already have been through this.
How to read common status outcomes
| Status you may see | Buyer meaning | What to do |
|---|---|---|
| Approved / registered (valid dates) | Baseline pass | Still do project RERA + paperwork checks |
| Under process | Not a completed registration | Don't rely on them for a RERA-project booking yet |
| Rejected | Application failed | Walk away for regulated project facilitation |
| Revoked / suspended | Authority action after grant | Hard stop |
| Expired | Validity lapsed | Ask for renewed certificate; verify again |
| No record found | Number or name not matching public register | Demand clarification or switch consultants |
Portal labels can differ slightly. When you're unsure, call the Karnataka RERA helpline contacts published on the official site instead of trusting a consultant’s reading of it.
Project RERA versus agent RERA (don't mix them)
| Check | What it answers | Where |
|---|---|---|
| Project registration | Is this project registered; who is the promoter; key project particulars | Karnataka RERA project status / project details |
| Agent registration | Is the facilitator allowed to act as a real estate agent for registered projects | Karnataka RERA agent status |
| Your consultant’s disclosure | Who pays them; which inventory they push | Direct written answer from the consultant |
A registered project sold through an unregistered facilitator is still a risk you shouldn't ignore. And a registered agent pushing a project you haven't checked only gets you halfway.
After the portal check: three extra verifications
- Quote discipline. Section 9(5) requires the registration number to be quoted in sales facilitated under the Act. Ask where they print or state it (email footer, cost-sheet covering note, visiting card).
- Unfair practice watch. Section 10 warns against false claims of approval or affiliation. If someone says “RERA approved builder means guaranteed delivery on date X”, that's already loose language. RERA registration isn't a construction guarantee.
- Paper trail into booking. Keep agent proof beside the developer cost sheet and draft agreement. For registration of your sale documents later, Karnataka’s IGR / Kaveri systems are separate rails from RERA; and your consultant shouldn't confuse those either.
What to take away
- The portal check takes minutes and costs nothing.
- Agent registration and project registration are two different checks; do both.
- A valid number isn't a guarantee about the flat, the price or the builder's delivery.
acreNkey note (disclosure)
acreNkey helps Bengaluru homebuyers and NRI buyers, especially in East Bengaluru. We're an authorised sales partner for some projects and may be paid by the developer. Advice to buyers is free. Whatever registration details we share, verify them on the government portal yourself. Portal truth beats a PDF in a sales kit.
Buyer checklist: what to do next
- Start with a message to your consultant: “Please send your Karnataka RERA agent registration number and the exact registered name.”
- Check it on https://rera.karnataka.gov.in and save a dated screenshot.
- While you're on the portal, look up the project too.
- Ask them to tell you in one line who pays them; how consultants get paid explains why that matters.
- Move on to paid-token steps only after that, and after your document checks.
- If anything doesn't match, pause. Inventory comes and goes; undoing a transaction is much harder.

Frequently asked questions
Is RERA agent registration mandatory for every property conversation?
Section 9 focuses on facilitating sale or purchase in projects registered under section 3. If someone is actively facilitating that sale or purchase, registration is the legal baseline. Informal “market gossip” chats aren't the same as facilitation, but buyers should be wary of anyone who brokers a booking while claiming to sit outside the rules.
Can I trust a laminated certificate without portal verification?
No. Certificates can be outdated, altered or belong to someone else. The public portal is the check that matters.
Does a valid agent registration mean the flat is safe to buy?
No. It only addresses the facilitator’s registration status. You still need project RERA review, title/due diligence with a lawyer, cost sheet clarity and sanction checks with your lender if you're taking a loan.
Where do I complain if an unregistered person facilitated a sale?
Use the complaint and contact routes published on the Karnataka RERA portal. Keep your booking documents, messages and payment proofs. This page isn't a substitute for legal advice on your facts.
Individual versus firm registration: which should I ask for?
Ask which entity is actually facilitating your booking and verify that entity. If a firm is registered but a freelance caller is acting alone without a clear link, clarify the relationship in writing.
