East Bengaluru buyer answers
Is there a good real estate consultant near Sarjapur Road for new launches?
Direct answer: Yes, but on Sarjapur Road a consultant is only useful for new launches if they slow you down at the right moments. Good ones confirm the launch is on the Karnataka RERA portal before you pay anything, explain what an EOI commits you to, say who pays them, and know Sarjapur Road near Wipro from Sarjapur Road past Dommasandra.
Disclosure: acre&key’s advice is free to buyers; we are an authorised sales partner for some projects and may be paid by the developer.
Why do new launches need a different kind of consultant?
Launches move fast. There's a preview, a "soft launch" for channel partners, then the public launch, often with a price that's said to go up after the first phase. Consultants get early access and pass it on, and that's genuinely useful. It's also where buyers make expensive mistakes, because urgency crowds out checking.
So for launches, the question isn't just "who knows Sarjapur Road?" It's "who will tell me to wait when waiting is the right call?"
What the law says about booking a launch
Three parts of the RERA Act matter most here.
No marketing or booking before registration. Section 3(1) says no promoter shall advertise, market, book, sell or offer for sale, or invite people to buy any unit in a real estate project in a planning area without first registering it with the Authority. A "pre-launch" that takes bookings before the project appears on the Karnataka RERA portal is a red flag.
Agents can't sell unregistered projects either. Section 10(a) bars a registered agent from facilitating the sale of a unit in a project that isn't registered. A consultant pushing an unregistered launch is breaking their own rules.
The 10% advance limit. Section 13(1) says a promoter can't take more than 10% of the cost of the unit as an advance or application fee without first entering into a written agreement for sale and registering it. If you're asked for more than that on a handshake, stop.
There's also section 4(2)(l)(D), which requires 70% of the money collected from buyers for a project to sit in a separate bank account and be withdrawn in proportion to construction progress. It's a useful protection, but it doesn't make delays impossible.
EOIs, "blocking amounts" and what they really mean
You'll hear "it's just a refundable EOI" a lot. Before you pay one, get these answers in writing:
- Is the project registered on the Karnataka RERA portal today? What's the registration number?
- Who is the money paid to, exactly? It should be the promoter's account, not a personal one.
- Under what conditions is it refunded, how fast, and is that written down by the developer?
- Does paying it fix a unit and a price, or just a place in a queue?
If the project isn't registered yet, an EOI is you lending money on trust. Some buyers decide that's acceptable for a developer they know well. Just make that choice knowingly, not because someone said "everyone's doing it."
Which Sarjapur Road are we talking about?
The road changes character as you move out. Closer to the ORR and the Wipro and Kaikondrahalli side, you're near established tech campuses and more finished infrastructure, at higher prices. Further out past Dommasandra, Chikkakannalli and towards Sarjapur town, you'll find more new launches and more open land, with longer commutes and social infrastructure still filling in. Side roads towards Varthur and Gunjur have their own mix.
A consultant who works this belt should be able to tell you, for your office location, how each stretch actually feels to live in. If your work is on the ORR, also read how Sarjapur Road and ORR traffic should affect your choice.
How do you judge a consultant for Sarjapur Road launches?
| What to test | Good sign | Bad sign |
|---|---|---|
| RERA discipline | Shows you the project's RERA page before any payment | "Registration is coming next week, book now" |
| Agent registration | Gives a number you check on the portal | Changes the subject |
| Disclosure | Tells you which launches pay them | "Free for you" and nothing more |
| Launch honesty | Explains what an EOI does and doesn't secure | Calls everything "fully refundable" with nothing in writing |
| Local knowledge | Knows stretches, side roads and current construction around each site | One pitch for the whole road |
| Range | Will show a ready or near-ready option if it fits better | Only the newest launch |
| Pace | Gives you a night to think | Price "goes up at 6 pm" |
Red flags specific to launches
- Being asked to pay into a personal or "coordinator" account.
- A unit "held" only if you pay within an hour.
- Brochures with no RERA registration number printed on them.
- Payment plans that front-load most of the money long before construction moves.
- Talk of "assured returns" or "guaranteed appreciation." See can a consultant guarantee returns?
What should a consultant check at a launch?
| Check | Where |
|---|---|
| Project registered | rera.karnataka.gov.in |
| Approvals uploaded | Project page on the portal |
| Phase you're buying covered | Registration details |
| Declared completion date | Project page |
| Builder's past launches delivered | Portal and site visits |
| Price vs nearby ready stock | Compare |
| Jurisdiction and khata route | Documents and lawyer |
| Water source | Ask builder; ask residents nearby |
When does acting fast at a launch make sense?
Sometimes it does. If the project is registered, the approvals are uploaded, the builder has a good record, your lawyer has had a look at the title, and the launch price is clearly below comparable stock, moving early can be sensible. What you want to avoid is moving early before those checks are done. A good consultant helps you get the checks done quickly rather than skipping them.
Before you put money into a Sarjapur Road launch
- Confirm the project on rera.karnataka.gov.in and note the registration number, promoter and declared completion date.
- Check the consultant's agent registration on the same portal.
- Ask who the consultant is paid by on this launch, in writing.
- Get the EOI or token terms from the developer in writing, including refund conditions.
- Make sure any advance above 10% of the unit cost comes only after a registered agreement for sale.
- Visit the site on a weekday at your commute time.
- Have your own lawyer read the draft agreement before you sign.
Frequently asked questions
Is it safe to book a Sarjapur Road flat at pre-launch?
Booking before the project is registered on Karnataka RERA goes against section 3 of the RERA Act, and you'd have fewer protections if things go wrong. Wait for registration, or accept that you're taking a real risk on trust.
Do Sarjapur Road consultants get launch prices I can't get myself?
Sometimes consultants get early access or launch-phase pricing. Whether that's better than what the developer would offer you directly varies. Ask for the written cost sheet and compare.
Can a consultant get my EOI refunded if I change my mind?
They can follow up for you, but refund terms are set by the developer. That's why you want them in writing before you pay.
How far along Sarjapur Road does a consultant need to cover?
Enough to compare the stretches your brief allows. If you'd consider anything from the ORR end to Sarjapur town, they should know both ends well, not just the projects they're partnered on.
Should I only look at new launches on Sarjapur Road?
Not necessarily. Ready or nearly ready flats remove delivery risk. A good consultant will show you both if your budget and timeline allow.
Is launch pricing on Sarjapur Road always cheaper?
Often lower than later phases, but not always cheaper than nearby ready stock. Compare.
Is metro coming to Sarjapur Road?
