What should you check before buying a plot or a flat in Nelamangala or Mylanahalli?

Direct answer: Nelamangala and Mylanahalli are not one neighbourhood. Nelamangala is a taluk on NH-48 in Bengaluru Rural, northwest of the city. Mylanahalli is a village on the north side, toward the operating airport at Devanahalli, not a suburb of Nelamangala. Read the village, hobli and taluk on the RTC before you compare them. A second airport near Nelamangala is a study, not a notified project. Occupied flats are something you count on a weeknight, not something a brochure can declare.

Verify with your lawyer: This is general guidance from public rules, not a legal opinion on your flat or site. Have your own property lawyer read the papers before you pay.

What are the key takeaways?

  • Check the taluk. Nelamangala taluk and a north Bengaluru village near the airport are different offices.
  • Nelamangala town has long had a local planning authority. The layout order should name it.
  • Form 11B is not approval. Conversion still matters if the RTC says agriculture.
  • The operating airport is at Devanahalli. A Nelamangala airport site is only shortlisted.

Why should you not shop these as one belt?

Nelamangala is the taluk headquarters on Tumakuru Road, NH-48, in Bengaluru Rural district. It is a real town, with a planning history of its own. BMRDA's region includes Bengaluru Rural, and older directories of local planning authorities name a Nelamangala planning authority for the town and its surroundings. Mylanahalli is not that town. It is a village name buyers use for the north, on the Devanahalli and Bagalur side of the operating airport. The two are tens of kilometres apart by road, with different hoblis and different khata offices. If a listing says Nelamangala or Mylanahalli as if they were adjacent, ask for the RTC before the site visit. The village, hobli and taluk are the first three fields.

The airport that is open is at Devanahalli, which is the Mylanahalli side of this confusion, not the Nelamangala side. A second airport has been studied near Nelamangala, and the Assembly was told in August 2026 that Tumakuru district itself was not the proposal. The detail is in plots and the airport talk on Tumakuru Road. Do not buy either village because of an airport that has not been notified.

What does a plot in Nelamangala need?

The layout order from the planning authority that has jurisdiction, the conversion if the land is agricultural, and a khata that is not a tax-only register. In a panchayat that means Form 11A rather than Form 11B. Paying 11B tax does not regularise a layout. An encumbrance certificate and a litigation search still apply, because acquisition for roads, including ring-road packages, shows up as notifications and sometimes as cases. How to look. Drive NH-48 at peak hour. The highway is the asset and the nuisance. A site that opens only through a mud road off the service road is not the site in the rendering.

How do you judge whether a flat here is actually lived in?

Do not take a sentence about a significant number of families. Count. Visit on a weekday evening. See lights, vehicles and a watchman who can name the association. If the project is registered, the quarterly update on Karnataka RERA states units booked. How to read that update. If the building has eight flats or fewer, it may be outside section 3 and will have no quarterly report. You then rely on the occupancy certificate, the khata and the visit. A small building can be outside RERA and still need a certificate.

Water and the sewage plant are the other count. Outer flats in this northwest often depend on borewells. Ask for the permission and the summer arrangement. A society that exists on a board and not in the evening is a building you would be funding into occupancy, which is a different risk from a building that is already a street.

Frequently asked questions

Are Nelamangala and Mylanahalli the same area?

No. Nelamangala is a taluk on NH-48 in Bengaluru Rural. Mylanahalli, as buyers use the name, is on the north side toward the Devanahalli airport. Read the RTC.

Is a plot near Nelamangala next to an upcoming airport?

The operating airport is at Devanahalli. A second-airport site near Nelamangala is under study and is not notified. Buy on the layout papers.

How do I know families live in the society?

Visit on a weeknight and, if the project is registered, read booked units on the Karnataka RERA quarterly update.

Does BMRDA approval cover every Nelamangala site?

Bengaluru Rural is inside the metropolitan region. The layout order should name the authority. A phrase on a brochure is not the order.
