Should you buy a plot because of an upcoming airport on Tumakuru Road?

Direct answer: Operational Kempegowda International Airport is located at Devanahalli, not Tumakuru Road. Proposed second Bengaluru airport locations remain early-stage feasibility studies without formal Gazette notification. Homebuyers purchasing plots along Tumkur Road (Nelamangala or Dobbaspet) must base valuations on verified BMRDA/BPA layout approvals, DC conversion, and Green Line metro feeder access.

What are the key takeaways?

  • Devanahalli is the operating airport. It is north, not on the Tumakuru highway.
  • Tumakuru district was not the government's stated proposal in the Assembly on 19 August 2026.
  • Gudamaranahalli near Nelamangala is one of three sites under study, with two on Kanakapura Road.
  • The Union government told Parliament it had not received a formal greenfield proposal after AAI's pre-feasibility.

Which airport is actually open?

Kempegowda International Airport is at Devanahalli, north of the city. It has been operating for years. It is not an upcoming airport, and it is not on Tumakuru Road. Tumakuru Road is NH-48, running northwest through Nelamangala. People blur the two because both are north of the old city and both get called the highway to the airport in loose speech. A plot sold as near the upcoming airport on Tumakuru Road is using a sentence that does not match the airport that exists.

Strategic Dimension Devanahalli Operational Airport Corridor (North) Tumakuru Road / Nelamangala Belt (North-West)
Airport Operational Status Kempegowda International Airport (KIA) fully operational with active Terminals 1 & 2. Speculative site studies for a proposed second airport; no Central Gazette notification.
Statutory Planning Body BIAAPA (Bangalore International Airport Area Planning Authority). Nelamangala Planning Authority (NPA) / BMRDA / KIADB industrial zones.
Primary Economic Driver Aviation, Aerospace SEZ, Devanahalli IT Hardware Park, global hospitality chains. Manufacturing, logistics warehousing, Jindal industrial belt, textile and auto hubs.
Namma Metro & Transit Links Upcoming Blue Line Airport Metro (Phase 2B) running along Bellary Road. Green Line metro operational up to Madavara (BIEC); requires feeder bus beyond.
Plotted Land Price Profile Higher base pricing ranging from ₹4,500 to ₹8,500+ per sq ft. Affordable entry pricing ranging from ₹2,200 to ₹4,500 per sq ft.

If the drive you care about is the operating airport, time it from the site to Devanahalli, not to a board that says airport. The Hebbal junction on the way is its own problem, written up in Hebbal and Airport Road.

What is the second airport, as of the public record?

Karnataka has been studying a second airport. On 19 August 2026 The Times of India reported the industries minister, M. B. Patil, telling the Assembly that there was no proposal before the government to set up a second airport in Tumakuru district. The same reply named three locations under study: Somanahalli and Choodahalli on Kanakapura Road, and Gudamaranahalli near Nelamangala. Harohalli was also being looked at. The Hans India carried the same clarification: Tumakuru was not among the locations then under consideration.

Earlier, Hindustan Times reported that KSIIDC had invited bids for a feasibility study of three sites, and described one as near Nelamangala along the Tumakuru Road corridor. Later reporting, including Bangalore Mirror, placed the Nelamangala option toward the Nelamangala-Kunigal Road, and said farmers had objected to surveys. The roads in the reports are not identical. None of the reports is a notification that an airport will be built on a given survey number.

The Centre's position is further back. Bangalore Mirror reported the Ministry of Civil Aviation telling Parliament that the Airports Authority of India had done pre-feasibility studies and sent them to the state, and that no proposal had then been received under the Greenfield Airports Policy. A study is not a notified airport, and it is not a reason for a layout to skip approval.

What does the plot still need?

Layout approval from the planning authority for that village, conversion if the RTC shows agriculture, and a khata that is not Form 11B. Nelamangala has had a local planning authority for the town. The papers are the same ones in Nelamangala and Mylanahalli. A site bought only because a second airport might land nearby is a bet on a cabinet decision and a central clearance that, on the record above, have not happened. If you still want the land, price it as land with the approval it has today.

Frequently asked questions

Is there an airport coming up on Tumakuru Road?

Not as a notified project. The operating airport is at Devanahalli. A site near Nelamangala is one of three under study, and Tumakuru district itself was ruled out in the Assembly reply of August 2026.

Did the Centre approve a second Bengaluru airport?

Parliament was told no formal proposal had been received under the greenfield policy after AAI's pre-feasibility. That is not an approval.

Should I ignore a plot near Nelamangala because of this?

No. Judge it on layout approval, conversion and khata. Do not add an unnotified airport to the reasons.

Are the shortlisted sites all on Tumakuru Road?

No. Two are on Kanakapura Road. The third is near Nelamangala, and reports differ on the exact road.
