East Bengaluru buyer answers
Which real estate consultants cover KR Puram and Old Madras Road?
Direct answer: Several consultants cover this belt. The useful question is who actually knows this belt. Old Madras Road changes a lot between KR Puram and Hoskote, so look for someone who can explain each stretch, check whether a project sits under the city corporation or a gram panchayat, verify RERA registration and say who pays them.
Disclosure: acre&key’s advice is free to buyers; we are an authorised sales partner for some projects and may be paid by the developer.
Verify with your lawyer: This page is general guidance on RERA agent duties and jurisdiction checks along KR Puram and Old Madras Road, not legal advice. Before you pay a token, have your own property lawyer review title, khata, land conversion and approvals, and the agreement for sale for that specific flat or plot.
KR Puram is among the East Bengaluru areas acre&key covers. For nearby corridors, see property consultant Whitefield and property consultant Marathahalli and Bellandur.
The belt in three parts
KR Puram and around. Older, dense, close to the railway station and Namma Metro's Purple Line. Mix of resale and some new projects. Traffic around the junctions near KR Puram can be heavy, so test your commute.
Old Madras Road beyond KR Puram. Towards Bhattarahalli, Avalahalli and Budigere Cross, you'll find more new projects and larger communities. Social infrastructure is still developing in places.
Hoskote and the outer stretch. Further out, more plotted layouts and townships. Here jurisdiction, land conversion and plan approvals need careful checking.
A consultant who's good in one of these may be weak in another. Ask which ones they actually work.
What to check with any real estate consultant in Bangalore covering this belt
| Area | What a good consultant knows |
|---|---|
| Commute | Realistic peak-hour times to Whitefield, ITPL, ORR and the city |
| Metro | Which projects are genuinely close to a running station, checked on BMRCL |
| Jurisdiction | Whether a project's land is under a city corporation or a gram panchayat |
| Stock | Ready, under construction and plotted options, and the different risks of each |
| Paperwork | Conversion orders, approvals and khata, especially further out |
Jurisdiction is the big one on the outer stretch. It affects khata, property tax and sometimes loans. See how to check BBMP or panchayat jurisdiction.
Investment claims you'll hear here
Old Madras Road and Budigere Cross are often pitched on future infrastructure: road widening, metro extensions, airport access. Some of it may happen. Treat it all as a plan until it's running, and don't buy only because of it. It also helps to look at who is making the promise: our guide to assessing a builder's track record shows what to check.
What can a registered consultant legally sell here?
Section 10(a) of the RERA Act bars a registered real estate agent from facilitating the sale of any plot, apartment or building in a project that is being sold by the promoter in a planning area and isn't registered with the authority. That matters on the outer stretch, where plotted layouts and townships are more common. If a consultant is offering plots or flats in a project you can't find on the Karnataka RERA portal, stop and ask why before you pay anything.
Section 3 of the Act sets out when a project must be registered and the limited exemptions, such as land of 500 square metres or less, or eight apartments or fewer across all phases (the state government can lower these thresholds). Ask the consultant which rule they're relying on if a project isn't registered, and check it with your lawyer. See pre-launch projects and their risks.
What should you be given at booking?
Section 11(3) of the Act requires the promoter, at booking and when issuing the allotment letter, to make available the sanctioned plans, layout plans and specifications approved by the competent authority, and the stage-wise time schedule for completing the project, including water, sanitation and electricity. Section 10(d) requires a registered agent to help you get the information and documents you're entitled to at booking.
On Old Madras Road and around Budigere Cross, where water supply and civic services can depend on the project's own arrangements, that stage-wise schedule is worth reading closely. Ask what the water source is, and check it against the approved plan.
After booking, the promoter must update the project's RERA page every quarter with units booked, approvals taken and pending, and the project's status (section 11(1)). Check it each quarter rather than relying on sales updates.
How do you check a hoarding or flyer?
Much of the marketing on this belt comes as roadside hoardings, brochures and WhatsApp forwards. Section 11(2) of the RERA Act requires any advertisement or prospectus for a registered project to mention prominently the authority's website address and the project's registration number. So before you visit, look for both. Then search for that number on rera.karnataka.gov.in and confirm that the project name, promoter and location match what you were sent. A flyer with no registration number, or one that doesn't match the portal, is a reason to slow down, not a detail to ignore.
Questions to ask on the first call
- "Which stretch of Old Madras Road do you work most often?"
- "For this project, who issues the khata, the city corporation or a gram panchayat?"
- "How long does it really take to reach my office from here at 9 am?"
- "Which of these projects pay you if I book?"
- "Which one would you not buy, and why?"

Frequently asked questions
Is KR Puram part of East Bangalore?
Yes. KR Puram, Old Madras Road, Budigere Cross and Hoskote are on the eastern side of the city, though the outer stretches are some way out.
Are projects on Old Madras Road under BBMP?
Some are within the city corporation area, now under the Greater Bengaluru Authority, and some further out are under gram panchayats. Check each project's documents.
Is the metro useful for KR Puram buyers?
KR Puram is on the Purple Line, which helps for some commutes. Check current stations on BMRCL's website and time the trip from your building.
Should I look at plots or flats on this belt?
Both exist. Flats in RERA-registered projects are simpler to check. Plots need extra care on approvals and conversion, so have your lawyer check both before any token.
Do consultants here charge buyers?
On new projects, many are paid by developers. Ask each one how they're paid on your specific deal.
