East Bengaluru buyer answers
Buying near KR Puram or Old Madras Road: what's specific to check?
Direct answer: Buying a flat in KR Puram or along Old Madras Road comes with four corridor-specific checks: whether the address is inside the city or in a panchayat further east, your real walk to a running metro station, flood points that have filled with very little rain, and whether the guidance value is higher than your price, which raises your charges.
Disclosure: acre&key’s advice is free to buyers.
Verify with your lawyer: This is general information, not legal or tax advice. Ask a property lawyer to check the records and title, and a CA about tax when the guidance value differs from your price.
Key takeaways
- The city ends somewhere along the road. The inner stretch is GBA; villages further east are under gram panchayats, and Hoskote has a municipal council.
- Purple Line runs today at KR Puram. The Blue Line interchange is reportedly targeted for May 2027 (news); nothing runs east of KR Puram yet.
- KR Puram and Mahadevapura were listed as flooding at 4 cm of rain in a 2023 KSNDMC report (news).
- Guidance values on main roads are high. The Hoodi–KR Puram Main Road line is ₹75,000 per sq m.
- Our SPAN check: status, platform, approach, numbers.
KR Puram is where the outer ring road meets Old Madras Road (NH-75), at the eastern edge of the old city. From there the road runs east past Bhattarahalli, Medahalli and Budigere Cross to Hoskote. Prices, rules and services all change along that stretch. Our KR Puram guide covers rates and supply; this page is the short list of things that catch buyers out here.
Is the address inside the city?
Check the village and survey number, not the PIN. The inner stretch of Old Madras Road was in the former BBMP and is now under GBA. Further east, villages are under gram panchayats, with records on e-Swathu, and Hoskote town has its own City Municipal Council, as our Old Madras Road vs Hoskote comparison sets out.
That changes your record (e-Khata vs e-Swathu), your stamp surcharge (7.6% total vs 7.65%) and usually your water. Our answer on Budigere Cross civic status and water walks through one outer case.
How far is the metro, really?
KR Puram has had a Purple Line station since March 2023 (The Hindu, news). The Blue Line's Silk Board–KR Puram stretch was reportedly targeted for May 2027 (BLR Today, 17 Oct 2026, news). A KR Puram–Hoskote line is only at the project report stage, per our metro lines guide.
Worked example 1: walking time. At an easy 5 km/h walk:
| Distance to the station | Working | Walk |
|---|---|---|
| 1.2 km | 1.2 ÷ 5 × 60 | about 14 minutes |
| 3.5 km | 3.5 ÷ 5 × 60 | 42 minutes |
At 3.5 km, you'll take an auto or a feeder bus, so add a wait and a fare. "Near the metro" in a brochure often means the second row. Walk the route yourself, including crossing Old Madras Road or the ring road. Our 15 questions before buying near a metro station has the rest.
Do the approach roads flood?
Some have, with very little rain. A 2023 KSNDMC report listed KR Puram and Mahadevapura among points that flooded at 4 cm of rain (Bangalore Mirror, news). Those were road points then, and some may have been fixed. In April 2026, the East corporation had 20 of the city's 101 listed flood-prone locations (The New Indian Express, news).
Check your approach road on the Varunamitra map and ask residents about the last monsoon.
Could the guidance value be higher than your price?
On main-road lines, yes. Charges are paid on the higher of the two. The Hoodi–KR Puram Main Road site line is ₹75,000 per sq m; the Krishnarajapura line is ₹46,000 (2023 gazette rates, still in force; check Kaveri for the current figure).
Worked example 2: the same ₹70 lakh price on two lines. A 1,100 sq ft flat is 102.19 sq m. Charges inside GBA are 7.6%.
| Hoodi–KR Puram Main Road (₹75,000) | Krishnarajapura (₹46,000) | |
|---|---|---|
| Guidance value | 102.19 × 75,000 = ₹76.64 lakh | 102.19 × 46,000 = ₹47.01 lakh |
| Charges are on | Guidance value (higher) | Price (higher) |
| Stamp and registration at 7.6% | ₹5.82 lakh | ₹5.32 lakh |
| Extra because GV beats price | ₹50,000 | none |
Apartment rows in the gazette can differ from site rows, so confirm the exact line for your survey number. When the guidance value is above your price, there can also be income-tax consequences for buyer and seller; a CA can tell you how they apply.
The SPAN check (our framework)
- Status. GBA, panchayat or municipal council? From the village and survey number.
- Platform. Walking time to a running station, measured on foot.
- Approach. Flood points and peak-hour traffic on your route to the ring road or Old Madras Road.
- Numbers. Guidance value line vs your price, and the charges on whichever is higher.

Frequently asked questions
What should I check before buying a flat in KR Puram?
Confirm whether the address is inside GBA, time the walk to a running metro station, check flood points on the approach road and compare the guidance value with your price. Then do the usual title, approval and RERA checks.
Does KR Puram have a metro station?
Yes. KR Puram has been on the Purple Line since March 2023. The Blue Line's Silk Board–KR Puram stretch was reportedly targeted for May 2027, which would make KR Puram an interchange.
Is Old Madras Road inside Bengaluru city limits?
Only the inner stretch. Further east, villages are under gram panchayats and Hoskote has a municipal council. Check the village and survey number for the specific property.
Does KR Puram flood?
Some road points have. A 2023 KSNDMC report listed KR Puram and Mahadevapura among points flooding at 4 cm of rain. Check your approach road on the Varunamitra map and ask residents.
Why would I pay stamp duty on more than my price?
Stamp duty and registration are charged on the higher of your price and the guidance value. On a main-road line like Hoodi–KR Puram, the guidance value can be above the agreed price.
What is the SPAN check?
It's our four-part check for this corridor: status of the local body, platform distance to a running metro, approach road flooding and traffic, and the numbers on guidance value versus price.
