How do you judge an East Bengaluru project as an investment?

Direct answer: Judge it on four numbers: the all-in cost, the expected rent, the delivery risk shown on Karnataka RERA, and the tax on a sale. Then ask who will buy it from you later. A project near a running Purple Line station with steady rental demand carries less risk than one priced on future links.

Verify with your CA: rental income tax, deductions on a let-out property, and capital gains on a later sale under the law in force on your sale date.

Verify with your lawyer: the title, approvals and agreement for sale, including what happens if possession is delayed.

East Bengaluru, from KR Puram and Whitefield to Varthur and Sarjapur Road, has a large office base along the Outer Ring Road and in Whitefield. That supports rental demand, but it also draws many new projects. The checks below help you test one project as an investment rather than a home.

What is the all-in cost?

Worked example (illustrative price). A 2BHK under construction at ₹95 lakh, not affordable housing:

  • GST at 5%: ₹4.75 lakh.
  • Stamp duty and registration at 7.6% (including the 2% registration charge from 31 August 2025): ₹7.22 lakh.
  • Add car parking, club and deposits, if charged separately.
  • All-in before extras: about ₹1.07 crore.

See hidden costs.

What rent can you expect?

Ask two or three local rental agents and check current listings for similar flats in the same area. Then:

  • Gross yield = annual rent ÷ all-in cost. At ₹28,000 a month, that is ₹3.36 lakh a year, or about 3.1% on ₹1.07 crore.
  • Net yield = after maintenance, property tax, vacancy and repairs.
  • Compare with your loan interest. If the yield is far below the interest rate, your return depends on price growth.

Our page on rent vs buy shows the comparison from a tenant's side.

What is the delivery risk?

On Karnataka RERA:

  • Compare construction progress in the latest quarterly update with the declared completion date. See reading a quarterly report.
  • Check for extensions and orders. See RERA extensions.
  • Confirm the separate account under section 4(2)(l)(D), which requires 70% of collections to be kept for that project. See the 70% rule.
  • Under section 18, if possession is delayed, you can seek interest for the delay or a refund with interest. See cancellation and refund.

How do transit and roads affect it?

  • Running: the Purple Line, Whitefield (Kadugodi) to Challaghatta, full operations since 9 October 2023.
  • Under construction: the Blue Line's Silk Board to KR Puram stretch along the Outer Ring Road, reported for mid-2027 by The Hindu.
  • Local roads: some links in Varthur and Gunjur are incomplete. See Whitefield resale or Varthur-Gunjur and Panathur underpass access.

A rental tenant pays for today's commute, not next year's.

How much competing supply is nearby?

Search RERA for projects in the same pocket finishing in the same year or two. If many complete at once, rents and resale prices can stay flat while that supply is absorbed.

Who will buy it from you later?

Think about the next buyer. Will a family want it for schools and space? Will an end-user value the metro walk? A flat that suits many kinds of buyers is easier to sell.

How is the sale taxed?

For a sale on or after 23 July 2024, long-term gains on property held over 24 months are taxed at 12.5% without indexation. For property bought before that date, resident individuals and HUFs can choose 20% with indexation if lower, under the Finance (No. 2) Act, 2024. Short-term gains are taxed at your slab rate. The Income-tax Act, 2025 has applied from 1 April 2026; ask your CA for the section that applies to your sale date.

How does East Bengaluru compare with North and South?

  • North Bengaluru often sells on the airport, the Blue Line (September 2027 for the airport stretch) and suburban rail (March 2030). More of the return depends on those dates.
  • South Bengaluru has the Yellow Line to Electronic City since August 2025, and the Pink Line elevated section cleared on 28 October 2026.

What questions should you ask before investing?

  1. What is the resale history in this building or nearby? Ask for registered values.

2. How long do similar flats take to rent? Ask local agents about vacancy.

3. What will maintenance cost each month? This reduces your net yield.

4. What if you need to sell before possession? Ask what the agreement says about transfer and any charge.

What mistakes do investors make?

  • Counting on future price growth to cover a low yield.
  • Ignoring vacancy and maintenance in the return.
  • Buying several units in one project, which concentrates the risk.
  • Not checking the promoter's past delivery on RERA.

Checklist for an investment purchase

  • All-in cost on a written cost sheet.
  • Rent from two or three local agents; gross and net yield worked out.
  • RERA progress, extensions and orders read.
  • 70% account and payment plan checked.
  • Running transit and today's roads assessed.
  • Competing supply nearby counted on RERA.
  • Exit buyer described in a sentence.
  • Tax on a sale checked with a CA.

Frequently asked questions

Frequently asked questions

What rental yield should I expect in East Bengaluru?

It varies by area, flat size and building. Work out the yield on your own shortlisted flat using rents from two or three local agents, rather than relying on area-wide numbers.

Is an under-construction flat a better investment than a ready one?

It can cost less, but you pay GST, wait without rent and carry delivery risk. A ready flat can earn rent from day one. Compare both on all-in cost and time.

What if the project is delayed?

Under section 18 of the RERA Act, you can seek interest for each month of delay or withdraw and seek a refund with interest. File a complaint on the Karnataka RERA portal if needed.

Does the Blue Line raise prices along the Outer Ring Road?

Some of the expected benefit may already be in asking prices. The Silk Board to KR Puram stretch is reported for mid-2027, so check what you would pay without it.

Should I buy one flat or two smaller ones?

Two units spread the rent risk but double the paperwork and costs like stamp duty and maintenance. Compare the net yield and exit buyers for both options before deciding.

How long should I plan to hold?

Plan on several years. Stamp duty, GST and other costs take time to recover, and long-term capital gains rules apply only after 24 months of holding.
