What should you check before buying a plot or a house in Jigani?
Direct answer: Jigani is in Anekal taluk, south Bengaluru, beside the KIADB industrial area and between Bannerghatta and the Bommasandra belt. That employment is real. It does not approve a layout. A plot needs the planning authority's order, conversion if the land was agricultural, and a khata from the right office. A house needs those, plus a sanctioned plan and an occupancy certificate. The Yellow Line ends at Bommasandra, not in the middle of Jigani.
Verify with your lawyer: This is general guidance from public rules, not a legal opinion on your flat or site. Have your own property lawyer read the papers before you pay.
What are the key takeaways?
- Jigani is inside Bengaluru Urban, unlike Malur. The planning authority is still not a slogan.
- KIADB industry explains the jobs. It does not approve a private residential layout.
- Read the RTC village. Jigani, Bommasandra and Anekal are not one survey number.
- Drive Bannerghatta Road or Hosur Road at peak hour before you call the commute short.
Where does Jigani sit?
Jigani is in Anekal taluk of Bengaluru Urban district, on the south side, with the KIADB industrial area as the reason so many people know the name. Bannerghatta Road is one way in. Hosur Road and Bommasandra are the other. It is inside the metropolitan region, so BMRDA's directory of local planning authorities is relevant in a way it is not for Malur. Malur was removed from that region in 2005. Jigani was not. The authority named on your layout order may be the Anekal planning authority or another authority in that directory. Read the name. Do not stop at BMRDA approved as a phrase.
The Yellow Line inaugurated on 10 August 2025 runs to Bommasandra. That helps a commute aimed at Electronic City and Hosur Road. It is not a station in every Jigani layout. Time the last stretch. Chandapura, further down Hosur Road, is a different village again.
What does a plot need?
The RTC, the conversion order if the land was agricultural, the layout approval, and the khata. Flat or plot is the general version. On this side of the city the khata is often a panchayat record. Form 11B means the panchayat is taxing a property it does not treat as regular. Do not confuse that with approval. A corner plot on a brochure, with a park marked in pencil, is not a civic amenity site handed to the authority.
Industrial neighbours cut both ways. Jobs are close. A house backing onto a plant or a truck yard is a different house from one on the far side of the same layout. Visit on a working day, not on a Sunday morning when the sheds are shut.
What does a house add?
The building's sanctioned plan and occupancy certificate, matched to the floors you can see. A house sold as ready, with no certificate, is the same problem as a flat without one. How to buy an independent house is the checklist, and it applies in Jigani without a change of rules. If the deed gives you only an undivided share inside a row of houses, you did not buy a plot. Read the schedule before you compare it with a site.
Nothing in the industrial estate is a promise about what the land will be worth. Buy the approval that exists.
Frequently asked questions
Is Jigani in Bengaluru?
Yes. It is in Anekal taluk, Bengaluru Urban district. It is not in the older corporation core, so check the khata office.
Does KIADB approval cover a residential plot next door?
No. A KIADB allotment covers the industrial land it names. A house plot needs its own layout order.
Is BMRDA the right authority to look for?
Jigani is inside the metropolitan region, so BMRDA's framework applies. The signature on the layout may be a local planning authority. Read the order.
Does the Yellow Line make the commute short?
It reaches Bommasandra. Your layout may still be a long ride from that station. Drive it.
