How do you check flight-path noise before buying in Devanahalli?
Direct answer: Counting kilometres from the terminal will not tell you how loud a Devanahalli flat is. Kempegowda's published runways run east-west, the aerodrome page has no noise map, and a height clearance is not a noise clearance.
The 2015 height rules list this airport in Schedule III as Bengaluru International Airport (BIAL), Devanahalli, operated by BIAL. The AIP puts the aerodrome reference point 30 km north-east of the city railway station. Runways 09L/27R and 09R/27L point east and west: true bearings 90.50 to 90.51 degrees, and 270.50 to 270.51 degrees. The only noise line asks pilots to ease reverse thrust after landing, where safety allows, to cut disturbance beside the aerodrome. There is no decibel number.
Checks before you pay
- Listen where you would sleep. Stand on the floor, or on the plot if the block is not up. Open a window. Go while aircraft are moving, then again at another hour. A sales office will not tell you.
- Put the flat on that east-west line. Aircraft on runways 09 and 27 line up with it. "Near the terminal" does not say whether your side faces them. Yelahanka air force station is south of Kempegowda. The AIP places it 4.3 nautical miles south of runway 09L/27R and 3.2 nautical miles south of runway 09R/27L, with military flying and a similar runway direction. If the flat is on that side, read what to check when buying in Yelahanka.
- Keep the height paper out of the noise pile. GSR 751(E) of 30 September 2015 requires a height No Objection Certificate within 20 km of the aerodrome reference point, unless a Colour Coded Zoning Map lets the local authority approve without that certificate. Approach, take-off and transitional areas, and any grid the map marks as compulsory, still need the certificate, and the sanction plan has to record the height. The rules have been amended since, so read this building's NOCAS certificate rather than measuring 20 km yourself.
- Open the project on Karnataka RERA. Section 4 requires the approvals, the commencement certificate and the sanctioned plan. In the Act, that plan includes permissions approved before the project started. Match the height and the block. A registration number is not a noise reading.
- Pull an encumbrance certificate on Kaveri before any token. The department's certified-copy page calls that copy a record of a registered document, not a map of aircraft. Read the EC for the title, not for noise. The steps are on our page on downloading an EC. For guidance value, water, the airport metro and flood risk, start with the Devanahalli guide.
The mistake to avoid
Do not treat kilometres from the terminal, or an issued height NOC, as an answer on noise. The certificate limits the building's height. It says nothing about the bedroom. The AIP does not rank villages by how quiet they are.
Ask your lawyer. Have a property lawyer read the title, any conversion, the planning authority's sanction, and whether this block's height is covered by an AAI certificate or by the map exception. This page is general. It is not advice on your flat.
Frequently asked questions
Does a height NOC mean the flat is quiet?
No. It clears height so aircraft operations stay safe. It says nothing about noise in the flat.
Will the sale deed or the EC show the flight path?
No. They deal with registered transactions. Aircraft tracks are not on them.
Is Kempegowda the only flying near Devanahalli?
No. The AIP also records military flying at Yelahanka, south of Kempegowda.
