What are the signs that a Bengaluru flat is overpriced?
Direct answer: A flat may be overpriced if its price sits far above recent registered sales nearby, its rent covers only a small share of the EMI, many similar flats nearby are unsold, or its pitch leans on a metro or road that is years away. Test each with public records before you negotiate or walk away.
Verify with your CA: whether buying below the guidance value could create a tax issue for you or the seller. Ask before you agree a price below it.
Verify with your lawyer: that the price and every charge are written in the agreement for sale, with nothing left to a side letter.
Asking prices in Bengaluru are set by sellers and their agents. There is no single "fair price". What you can do is collect four or five signals and see whether they point the same way.
Signal 1: How does the price compare with registered sales?
Registered sale deeds record the value at which property actually changed hands. Ask the seller or your lawyer for recent registered sales in the same building or street, and compare per square foot on the same area basis. See carpet area vs super built-up.
You can also check the government guidance value for the area on Kaveri Online. Guidance value is a floor for registration, not a market price, but a very large gap is worth asking about.
Signal 2: Does the rent support the price?
Worked example (illustrative figures). A flat is priced at ₹1 crore. Similar flats nearby rent for ₹30,000 a month, or ₹3.6 lakh a year. That is a gross rental yield of 3.6%. A home loan EMI on ₹80 lakh will be far higher than the rent. That alone does not mean the flat is overpriced, since most Bengaluru buyers live in their homes. But if yields nearby are lower than in comparable areas, the price may be ahead of demand. Our rent vs buy page shows how to compare.
Signal 3: How much unsold stock is nearby?
Search Karnataka RERA for projects in the same pocket. Quarterly updates often show booked units against the total. Many projects with a large share unsold, or repeated completion-date extensions, suggest supply is ahead of demand. See reading a RERA quarterly report and RERA extensions.
Signal 4: Is the price built on future infrastructure?
Many pitches cite a metro line or road that is not open. Check the latest reported dates:
- Blue Line, Silk Board to KR Puram: mid-2027; Hebbal to airport: September 2027; full line: March 2028 (The Hindu, 2026).
- Suburban rail: deadline moved to March 2030 (The Hindu, 21 January 2026).
- Pink Line elevated section: safety clearance on 28 October 2026, opening date not confirmed.
If the price is well above similar flats near running stations, you may be paying for a line you cannot ride for years.
Signal 5: Are the extras inflating the total?
Car parking, club membership, floor rise, PLC and deposits can add a large amount. See hidden costs, floor rise charges and car parking rules. Compare projects on the all-in cost, with GST at 5% for an under-construction flat that is not affordable housing, and 7.6% for stamp duty and registration.
How do these signals play out in East, North and South Bengaluru?
- East Bengaluru: prices near running Purple Line stations already reflect the metro. Prices along the Outer Ring Road may include the Blue Line stretch reported for mid-2027.
- North Bengaluru: much of the pitch is about the airport, the Blue Line and suburban rail, so Signal 4 matters most here.
- South Bengaluru: Electronic City has the Yellow Line since August 2025. Projects near the Pink Line's new stations may have priced in the opening.
What should you do if the signals say "overpriced"?
- Negotiate with the evidence: registered sales, rent and unsold stock.
- Ask for the extras to be included or reduced.
- Compare a ready resale with an under-construction flat. See new launch vs resale.
- Be ready to walk away. Keep any token small and refundable in writing.
What should you ask the seller or promoter?
- What did similar flats in this building sell for recently? Ask for registered sale values, not asking prices.
2. What is included in the price? Parking, club, deposits and maintenance in advance.
3. Is there any price flexibility for a ready flat or end unit? Ask, and get any offer in writing.
4. What is the rent for a similar flat here? Check with two or three local agents.
What mistakes make buyers overpay?
- Comparing price per square foot on different area definitions. Compare on carpet area, which the RERA Act defines, and ask for it in writing.
- Paying for a future metro or road as if it were already open.
- Accepting the first quote without a written cost sheet.
- Skipping a check on how many flats nearby are unsold.
- Ignoring the 7.6% stamp duty and registration in the comparison.
Checklist for testing a price
- Get recent registered sale values in the same building or street.
- Check the guidance value on Kaveri.
- Work out the gross rental yield.
- Search nearby projects on RERA for unsold units and extensions.
- Check the status of every metro or road in the pitch.
- Get a written cost sheet with every charge.
- Compare all-in cost with two other flats.
Frequently asked questions
Frequently asked questions
Is the guidance value the fair price of a flat?
No. It is the minimum value the government uses for registration in an area. Market prices are often higher. Use it as one signal alongside registered sales and rents.
How do I find what flats in a building actually sold for?
Registered sale deeds record the value. Ask the seller for their own purchase deed, and ask your lawyer about recent registered sales in the same building.
What rental yield is normal in Bengaluru?
It varies by area and flat. Work out the yield on your shortlisted flat and compare it with two or three similar flats nearby, rather than relying on a city-wide number.
Should I pay more for a flat near a future metro?
Only if the flat works for you without it. Recent delays on the Blue Line and suburban rail show that dates move. Pay for what you can use now.
Can I negotiate on a new project's price?
You can ask. Get any offer, discount or waiver in writing in the cost sheet and the agreement for sale.
How do I find registered sale values?
Ask your lawyer to check the sub-registrar's records for recent sales in the same building. Kaveri Online also shows guidance values.
