Older resale flat on Sarjapur Road, or stretch for a new one?
Direct answer: An older resale on Sarjapur Road is a flat you can walk through, with no construction GST. A new flat, here or in another pocket, can still mean a wait and GST if you pay before the completion certificate, and no metro runs along this road yet.
Verify with your CA: GST turns on the dates you pay, and on the completion certificate or first occupation, whichever is earlier. This is not a tax computation.
Verify with your lawyer: Have a property lawyer read the resale title, occupancy certificate and society dues before any token. If the other flat is still with a builder, add the draft agreement.
Past Kaikondrahalli and around Dommasandra the stock is newer than the buildings closer to the ring road, and the khata is not always the city's. On 3 August 2025 the Times of India reported nearly an hour for 1.4 km between Chambenahalli and Dommasandra Junction. The flyover there, started in September 2020, had not moved.
Soil testing is not a train. On 15 October 2026 The Hindu reported Phase 3A, the proposed 37.8 km Red Line from Sarjapur to Hebbal, waiting on the Union government, with no approval date. The line being built is Phase 2A of the Blue Line on the ring road, 19.75 km from Central Silk Board to KR Puram, meeting this road at Iblur. On 23 October 2026 The Indian Express put that work at 87 percent, aimed at mid-2027 if clearances come.
What should you check?
- Which kilometre, and whose khata. Note the junction and the office on the tax receipt. Outer stretches can sit with a gram panchayat.
- Who pays for wear. Section 14(3) makes the promoter fix defects reported within five years of possession, within 30 days. An older resale is outside that. Ask for the lift register, waterproofing history and the sinking fund. Details are in new launch or resale.
- The tax, with a CA. From the GST Council's 19 March 2019 decisions, construction GST is 1% without input tax credit on an affordable flat, and 5% otherwise. It does not apply once the entire price is paid after the completion certificate, or first occupation, whichever is earlier.
- The drive. Leave from both gates on a weekday morning, and once after rain. A different area gets the same test. For Whitefield against this road, see Whitefield or Sarjapur Road.
- The papers. On the resale, read the sale-deed chain, encumbrance certificate, khata, occupancy certificate and the undivided share. On a new flat, match the tower to the RERA page. A building finished before the Act can be missing there. That alone is not a fault.
One mistake to avoid
Don't pay extra for a Red Line station drawn on a brochure. On 15 October 2026 there was no approval date. Another area is the same trap when its price sits on a station you cannot board.
Frequently asked questions
Is an older Sarjapur Road flat still inside the builder's defect period?
Five years from possession, under section 14(3). After that, owners pay for the repairs.
Does calling a new flat ready remove GST?
Only if every rupee is paid after the completion certificate or first occupation, whichever is earlier. A CA should read the invoices.
Can I board a metro on Sarjapur Road?
Not on this road. Phase 3A had no Union approval date on 15 October 2026. Phase 2A, on the ring road, was aimed at mid-2027.
