East Bengaluru buyer answers
What should a first-time homebuyer in Bangalore expect from a property consultant?
Direct answer: Expect a property consultant in Bangalore to help you turn a vague wish into a clear brief, shortlist projects that fit, explain the paperwork in plain language, check RERA registration and key documents, negotiate, and walk you through the loan and registration. Don't expect them to replace your lawyer, guarantee returns or make the decision for you.
Disclosure: acre&key’s advice is free to buyers; we are an authorised sales partner for some projects and may be paid by the developer.
Verify with your lawyer: This page is general guidance for a first purchase, not legal or tax advice. Before you pay a token, have your own property lawyer check the title, khata and sale agreement for that specific flat, and ask your CA how GST, stamp duty and any home-loan tax benefits apply to you.
It's fine not to know the jargon
Most first-time buyers haven't heard of half the terms they'll meet: carpet area, super built-up area, OC, CC, khata, EC, PLC, UDS. A good consultant explains them without making you feel slow. If someone rushes past your questions, that tells you how they'll handle the rest of the purchase.
A few terms worth knowing early:
- Carpet area: the usable floor area inside the walls, as defined in the RERA Act. Prices on RERA documents are based on this.
- OC (occupancy certificate): permission to occupy the building.
- Khata: the property tax record.
- EC (Encumbrance Certificate): shows registered transactions on the property.
What should a consultant do for a first-timer?
Make your budget real. The base price is never the full cost. Add GST where it applies, stamp duty and registration, parking, maintenance deposits, interiors and moving. See hidden costs.
Talk you out of things. A first-time buyer often stretches for a bigger flat or a "better" location. A consultant who says "this will strain your EMI" is doing you a favour.
Check before you pay. Every new project should be on the Karnataka RERA portal. A consultant should also be registered there as an agent.
Explain the loan. Your bank decides how much you can borrow. Your consultant can help you understand the process and the documents. RBI rules and your bank's own policy cap how much of the property cost a loan can cover.
Be there at the important moments. Booking, agreement signing, registration and handover.
What you'll still need to do yourself
- Hire your own lawyer for the title check.
- Choose your bank and apply.
- Read the agreement for sale.
- Visit the site yourself, at the times that matter (school run, office commute).
- Make the final call.
Which mistakes do first-time buyers make most?
- Paying a "token" to hold a unit before checking anything.
- Comparing projects on base price alone.
- Trusting brochure distances ("5 minutes to the ORR").
- Not reading the agreement because "everyone signs the same one."
- Skipping the khata transfer after registration.
- Assuming a consultant's free advice means no conflict of interest.
That last one matters. If a consultant is paid by the developer, it doesn't make them dishonest, but it does mean you should ask who pays them on each project.
How can you test a consultant in one meeting?
| Ask | A strong answer | A weak answer |
|---|---|---|
| "My all-in budget is X. What can I realistically get?" | A clear range with trade-offs | "Stretch a bit, it's worth it" |
| "What will it cost me beyond the base price?" | An itemised list | "Small extras" |
| "Which of these projects pay you?" | A straight answer | A change of subject |
| "What should I check before paying a token?" | RERA, approvals, title, lawyer | "Don't worry, it's a reputed builder" |
| "What's your RERA agent number?" | Gives it | Hesitates |
How do you know you’ve found a good one?
- They talk you out of something, at least once.
- They explain words like carpet area, OC and khata without being asked twice.
- They encourage you to bring a parent, partner or friend.
- They want your own lawyer to review title.
- They're fine with you taking time.
When should you move on?
- Pressure to book today.
- Promises of guaranteed appreciation.
- Pushing a pre-launch EOI before RERA registration.
- Asking you to pay them instead of the developer.
Under section 10 of the RERA Act, registered agents can't make false or misleading statements about their services or a project's approvals.
What do first-time and budget buyers need most?
Patience. You'll have a lot of questions. The right consultant answers them without making you feel rushed.
Budget discipline. On a budget, extra costs matter: GST where it applies, stamp duty and registration, parking, deposits, interiors. A good consultant shows you the all-in figure and stays within it. See hidden costs.
Honesty about trade-offs. On a budget, you might choose between a smaller flat closer in and a bigger one further out, or ready-to-move versus under construction. The right consultant lays these out plainly.
Paperwork care. Budget projects and resale flats can have paperwork gaps. The right consultant catches them and gets your lawyer involved.
Disclosure. They tell you which projects pay them.
Why do “best consultant” lists mislead?
Lists of top consultants are often based on size, advertising or who paid to be listed. Size doesn't tell you whether the person handling your case is good. And what's best for a corporate buyer or a luxury investor isn't best for a first-time buyer with a tight budget.
Before you meet your first consultant
- Write down your all-in budget and your monthly EMI comfort level.
- List where you and your family need to travel daily.
- Decide: ready-to-move or under construction?
- Prepare questions on fees and conflicts.
- Check the consultant's registration on rera.karnataka.gov.in.
Frequently asked questions
Should a first-time buyer use a property consultant?
It can help, especially if you're short on time or new to Bangalore. You can also buy directly. The main thing is that someone checks the paperwork properly, and that includes your lawyer.
Is under-construction or ready-to-move better for a first home?
Ready-to-move removes delay risk but usually costs more. Under-construction is often cheaper but carries delivery risk. It depends on your situation.
Will a consultant help after I move in?
Some do, with khata transfer or defect follow-up. Ask what they'll do after registration.
How do I know a consultant is trustworthy?
Check their RERA registration, ask how they're paid, and see whether they encourage you to get your own lawyer.
Do budget buyers get less attention from consultants?
Sometimes, because commissions are smaller. A good consultant treats you the same. If you feel brushed off, move on.
